Advice would be appreciated...

I've been doing power washing for about 6 years, mostly as a side business. I have a customer with a BIG house (4500sq ft) who wants the roof and house washed. They are about to sell. I have no experience with roofs and his really needs to be cleaned. Everything I've researched says use HIGH chlorine content mixture which will likely damage the landscaping. I cannot likely run tubes off the gutters far enough to get them out the lawn. The yard is that big and it is on a lake. Is there a safe product for the roof? Is there a real low pressure solution for the 40ft peak areas? Lots of mold and dirt! I live in the Grand Rapids, MI area and would appreciate some leads on someone in the area with experience with roofs.

I think maybe I posted this in the wrong place before so here goes again.I am using a soft wash All-Flo pump setup and my house mix is as follows: 50 gallons water, 10 gallons 12.5%SH, 28 ounces Simple Cherry, and 16 ounces F-13, and some Cascade.This combo cleans everything amazingly, including cobwebs,bird droppings, algae, ect. The gutters and windows come out great also.Lots of rinsing. I would like to know if you think this is too much SH, or is my ratio OK? Thanks for your advice and experience!

A simple mix of 35 gallons 12.5% SH, and 65 gallons water and 2 quarts of Amonyx will absolutely clean any roof, with results in about 10 minutes with or without rinsing.I am talking about a no pressure application-power washing a roof is risky at best and should not be done.There is alot more to be said about equipment, but avoid sodium hydroxide cleaners on shingles-this can weaken the integrity of the shingles-it is a degreaser.

?? what is the difference between this mix and sodium hydroxide cleaners?

The mix in your last post, you spray this on the siding with the All-flo setup, let it dwell for how long? and rinse off with what pressure. How far will the 60 gallons go? What kind of cost for those mixes?

Sodium hydroxide will not eliminate the algae without using pressure, and being that it is a degreaser, it really should not be used on asphalt shingles, although it is a good cleaner on other surfaces, it is more for applications for non-petroleum based products-i.e. asphalt. Using a sodium hypochlorite based mix elimintes algae, mold, lichen ect. without pressure.
The house mix that i mentioned is applied directly on the house, and if there is algae present, then dwell time is dictated by how long it takes the algae or mildew to disappear-usually not longer than 7 minutes.This mix is really good for cobwebs.most gutter stains, and bird droppings-bird droppings may require longer dwell time.With this mix, no pressure is needed, which is safer for siding on houses.

Is there a smaller mix just for gutters? I have been looking for something to clean gutters with that really works. I guess I could do the math and break it down.

No, I never did get into roofs. I got real busy at church last summer and didn't do much with the business. I have 4 houses and a deck set up for spring so far. I would love to learn roofs, but you live a little to far away from me up here in MI. Most I have encountered around here climb them and I usually do stuff on my own and there is no way I'm climbing roofs without a helper...

You can do them from a ladder at the gutter line too. Don't have to get on them.

Yup, and for the rest of them, you can get a comfortable harness setup for a few hundred bucks. I'm no Doug, but I'm closer. I'd be happy to show you how I do roofs.

Doug, have you given any thought to training videos?

Training videos coat a lot there are so many changes in cleaning techniques, products, etc. I do do web inar training though. $20.00 for an hour I sit and train via the webinar. The 20.00 helps cover my costs and a little of my time, and I figure everyones always got 20.00 to learn something.
