Bidding on large commercial project

So I have been racking by brain on what exactly to quote and in need of guidance. I have a thread in the marketing section, and have the operations manager very interested after doing a demo.

He doesn't have the sqft estimate, but I am figuring time wise will be 2-3 nights. It's a large outdoor mall with multiple restaurants, theater, and other shops. This would be sidewalks, windows, and store fronts (very little work required on those). Also the dumpster pads (very filthy) and the paths connecting the food places to dumpsters (leaky bags,etc leaving trails).

Currently the janitorial company handles this. They decided to line their pockets by pressure washing with some little cold water unit that does nothing. As a result some areas have a lot of build up. He is interested in a bi-monthly and monthly service quote.

I have come up with quotes everywhere between $2800-$3500. I know most aren't big on posting prices so if you would like you can either call me or text me 720-982-3458.

What are you charging for the dumpster/pads and how many are there?

Try to get the sq. ft. If the manager does not have it...get out to the site and measure it for your own benefit.

8 Pads, and they ones I see are horrendously nasty. So thinking $75-$100 per pad, sound close?

Carlos could I maybe bend your ear tomorrow for some tips, and can I pm you the google map of the location in question? I don't want to over bid and lose it, and don't know to throw away money. It will be a much easier job after getting the initial grime from their current hack job.

Also I live 90 minutes from the location so I am going to have my helper who lives in the area try to get it for me tomorrow.

Getting the sq. ft is important so make sure your helper gets accurate #'s.

I am assuming you have hot water and a surface cleaner????

What chems are you going to be using?

Is there alot of gum buildup at the entrances.

Water sources - locations?

Depends if you are doing them monthly or quarterly.

If they are really bad you may want to charge MORE for a first time cleaning and then your regular rate month to month or quarterly.

Also is there concrete outside the pads or just the pad itself where the dumpsters sit at? Are they single or double stalls dumpster pads?

I'll compile a list and shoot it to you tonight, and contact you about 14:00 tomorrow. Using a rough estimate measurement I am looking at 27,456sqft of sidewalk. He is also interested in a quick rinse of windows and potentially building fronts. This does not include dumpster pads.

Using a 3,000psi 5gpm hot unit with surface cleaner. Have access to a few water sources, but also have a 725g reserve tank, so if needed I can run 2.41hrs without a source. Obviously I wouldn't push it, but if push came to shove. I am researching chems currently, a degreaser is the main thing I will need for some areas. Gum is minimal.

I definitely appreciate the help, and will gladly buy you a beer (or 10) if I find myself in the area.

Dumpster pads are located behind each group of buildings and it is all concrete. The use the large compactor style dumpsters, so short of chaining them up to my truck, I wont be moving them. I can see what the frequency of service is and see if they can leave them out on a specified day.

I was leaning towards BT200, it is spendy, but from what I read it gets results. I'll look further into both tonight.

You should be able to get that done in a single night, but I probably have a bit more experience then you. If you want to get a fairly accurate estimate, use the map tool at Zonums.com. Get a satellite view, and you should be good. I use it frequently.

I got the sqft pretty spot on, but never been on that site before. It will come in handy from here on out, much appreciated. I purposely over estimated the time frame to take into account being newer, any unforseen circumstances, and heavy build up in areas.

I would rather brag that I got it done faster, not explain why it took me longer, haha.
