32 Building Apt Complex * 182 Breezeways

I just quoted a 32 building complex that has 182 breezeways and 2 huge mailbox stations to be cleaned. There is graffiti on about 3 hallways. I used the Pricing Guide to help me out on this one and I went with .22 sq ft. Basically I am just washing the flatwork (hallways throughout the building, 2 dumpster pads, and 2 mailbox stations. It came out to 50,000 sq ft. The property is about 10 years old and REALLY dirty. The bid came out to nearly 26k. They property manager looked at me like I was nuts. Do you guys think I bid to high? I calculated that it would take 2 guys 2 weeks to complete, and keep in mind this is using our own water!!

I do not understand your math. 50,000 sq ft at .22 comes to $11,000 not $26,000.

2 guys, 2weeks for $26,000. ??? Assuming an 8 hour day for 2 people for 2 weeks = 160man hours. That comes to $162.50 per man hour.

Seems just a tad high to me, but I do not due condos.

Sorry meant to add that it was 16 buildings @ 50,000 sq ft. 2 complex's with 16 buildings @ 50k sqft. So 100,000 sq ft total for the buildings themselves. Not including the dumpster pads and mailbox areas that were graffitied to hell. Like I said I went off of the pricing form to help me with this, we have never bid a job this large before but we have done a smaller complex where I used almost the same pricing and they said that it was *cheap compared to the powerwashers they used the previous year. I guess I bit the bullet on this one. We will see what happens, we have not been shot down yet.

So you are expecting to take two weeks to do 100,000 sq. ft?
I usually figure 2500 feet and hour per man. That means 5000 for two men. That means 20 hours. They way I figure it I would be able to EASILY do this job for a mx of $4000 due to the moving around and stuff, unless I am missing something important. The graffiti might add another $500.

Ok, I am feeling a little retarded I guess. Maybe I did royally screw this one up. Too many damn numbers.

32 Buildings
27 @ 3 stories & 5 @ 2 Stories high
2 Sets of Staircases on each building (1 on each end) Enclosed
Powerwashing down the hallways, including stairs and entrances
The breezeways are 7-10 feet wide and 80-112 feet long

2 Mailstations housing 720 mailboxes washed top to bottom(stucco*Brick)
2 dumpster Pads *Brick

I had figured an hour on each hallway x 182 hallways
182 Hours / 8 hour day + 22 days / 2 guys = 11 days. Throw in a day or two for the mail boxes and dumpsters.

Is this making it sound any better?

$1000 per man / day...about right...If you are doing it yourself with a partner.

Considering adding a crew - even at $12/hour you could cut that job quote in 1/2 and still come out ahead.
