advise on a bid !!

If you were to bid on a 99,000 square foot ware house --- walls ---floor--- ceilings .. h20 on ---site some of the footage is empty--- some has stuff in it. lifts are avail. and it's pretty much just fork-lift juice dirt ! what kinda bid would ya be thinking about ? would you go with a .00 cent per sq? and what would that .00 be ? or would ya guess on the amount of hours and give a bid on that ?
 
I've done quite a few jobs like this and I priced it by SQFT. The biggest problems you may face in these types of jobs are:

Power and water don't mix! Is the power on, are outlets covered?
What are you removing?
Have you tried multiple test spots?
How empty is it, will you have to wait for stuff to be moved?
Is the building empty?
Ventelation
Water removal
Plugged drains?

At minimum I price them at .10 a foot but go up as high as .50 a foot. If you want shoot me some photos and I'll try to give you some ideas on how I would do it and anything I may have missed in my list.

I already sent out the bid ......... Did it the ole fanshion way went with the "GUT" per square !
