Bidding deck restoration

when bidding the stripping and re-sealing of wood decks, i have seen square footage estimates from $1.75 to $3.00 a sq. ft. Does this price include the purchase of the stain, or is this just for stripping and re-applying and the purchase of the stain is seperate?

Pricing and what it includes varies from contractor to contractor / state to state :)

Some charge for stain separately because sales tax has to be collected.

Charges vary with the degree of difficulty of the job, the PITA factor of the height/plants/terrain, the demographics of the country, the level of expertise of the company.

You cannot learn to price wood restoration on the web. It might be helpful but it is definitely NOT a reliable measure. You have to know the wood, the seemingly endless variety of coatings to be removed and/or applied, the chemicals required for each type of coating to be removed or maintained. You have to know what your area will bear as far as the rate you charge - you also have to be very aware of the time required to achieve the results that meet your standards, what the products will cost and make sure that you have achieved your net profit at the end.

The net is a great place to find out what others at your experience level charge - what products they are using successfully. Even better if you can find someone relatively close to you who might share.

Thank you very much for your reply, sorry for asking such an open ended question, guess i should have thought a little more about it. stripping and reapplying shouldnt be that bad. looks like a thompsons water seal or similar coating was used prior, wood is kinda gray. around 1000 sq. ft. a few railings and spindles and not many steps. mostly deckboards. prob around a half day to strip and a full day to re apply. i was thinkin around $1.25 a sq. ft. and they purchase they stain. sound like im in the ballpark or am i way off?

looks like a thompsons water seal or similar coating was used prior Thompson's water crap can leave some waxy stuff behind - test a still intact area before you color this an easy strip., wood is kinda gray. around 1000 sq. ft. a few railings and spindles actually add up to a considerable amount of wood if properly measuredand not many steps. mostly deckboards. prob around a half day to strip - and obviously neutralize and a full day to re apply. What about defuffing - not sure how you strip but your wood just from chemical application can get fuzzy when dry i was thinkin around $1.25 a sq. ft. and they purchase they stain. sound like im in the ballpark or am i way off?

Not knowing your experience level, the age of the wood, what products you use to prep with, what equipment you're using - got NO idea if $1.25 is enough for you. I can assure you that our company wouldn't even show up for that price.
