what type of power washe is needed for washing cars on a lot? does it have to be a hot water unit or a hot unit? or a d.i unit?

I do a lot wash every couple weeks for the same company, I just use plain old cold water on them, sometimes I use a water softener in my water. I apply soap and water at the same pressure of 1200 psi. switching between the two at my gun. GPM is the key.
