Direct mail question

When using direct mail to potential customers.... would you address it to
resident or use the owners name(would have to go to property apprasers web site-don't want to seem pring into personal information)???

Years ago when I was new to the business I did mailings addressed to "resident" I received a one percent return. About ten jobs per 1,000 mailings.

"To Our Valued Customer" is what I use. Using their name can get you alot of returned postcards.
