Emailing PM companies

Alright guys, another newbie question,


I have chased down a couple property management companies and still in the waiting to hear back and bug them phase. Is it better to call or email PM groups looking for work? I am a much stronger seller in person then on the phone, but that obviously requires a lot of fuel and time.

So does anyone have a sample email they use to send to PM companies that I could use as a template. I would like to send as many as I can through the weekend in hopes of drumming up some return calls the start of the week. I also have a ton of apartment complexes and condos around me, so any tips for those as well would be greatly appreciated.

I visit as well, both big and small.
If you don't want to spend the gas, cold calling is much more effective than an email or 2. When I worked in financial sales, I'd get about 1 appointment per hour cold calling.
There are also local, state, and national groups for PM's. A lot of these groups meet monthly or quarterly, and they're usually happy to listen to a 5 minute sales pitch if you bring them donuts or pizza or something. Some of the groups even have conventions, which is a great way to hand out 200+ cards to the decision makers.

Thanks for the tip Jake. I will be doing some cold calling and visiting today.
I agree on the bribery as well, it's amazing how food can open doors! :cool:

If anyone has tips regarding different approaches and intro's, it would be a big help. I can sell to billion dollar oil companies, but this takes a different type of approach.

I sold almost $100,000 in power washing contracts within 2 months. Email can be a part of
the sequence, but I like to send a letter first- then its all about follow-up.
