by just looking at this deck what would you charge,its 12 ft. wide and 30 ft. long.They want it cleaned back to its natural color,which looks pressure treated to me.

the steps also goes with the job,you can see they sprayed a stain on them and part of the deck looks the same way.

How would you go about cleaning and what would you recommend to the home owner,they want a clear.

What about restaining and sealing,this will be a detemining factor when coming up with a price.
If there is stain present you'll have to strip ,then brighten with oxalic acids.You can try sodium hydroxide for cleaning the deck.On the bridge I would look into an oxygenated cleaner.

It looks like they tried to used brown spray paint. I would make sure this stuff is going to come off before I would quote a price. Do a test patch on the brown paint/stain.

I agree with squirtgun on the approach.

As for pricing:
Deck - strip and brighten $410.00 add an additional $420.00 to seal it.
Steps - FREE
Bridge - strip and brighten $52.00 add an additional $50.00 to seal it.

I may even through in the bridge if they agree to seal the deck.

that's not stain!!!
That is a homeowner with a home depot pressure washer and the wrong size tip,no knowhow,no chem, and no chance of getting this right.
This is what happen's when you try to wash a deck with a 20 deg tip.

Bigboy it's not going to be easy to blend in the wand mark's on soft pine.
SSpray it with a mix of percarb bleach,surfacecent,and soda ash.
Let dwell and wash with a 40 deg tip at about 4 inc's from surface.
Then ,when done,spray it citric acid or oxalic acid to brighten it up.
If i needed the work i would try for $300.
It would be worth it to them to fix their screw up.
The brown is the wood that has had the old wood fiber's stripped away.
Man ive some homeowner mess-up's but WOW.

My price DOSE'NT INC. SEALING,SANDING NAIL SETTING,OR imply i can fix this 100%

Larry,

Assuming the stain will come off, here's my take:

I would use a good SH stripper, pw with about 5-600 psi, followed by an oxalic acid rinse. I would charge $200 to clean, a little less if I am washing the house as well.

For staining, I like Olympic Honey Gold (3 yr guarantee on graying and makes the deck look better than new) - 2 or 3 gals should do it. I would charge $200 plus the stain. Almost all of this can be sprayed.

They say the sprayed on stripes is a pecan stain..

the house goes with the job,plus roof and windows..

The 70 year old owner tried doing the deck himself,I told them the night time temp should be above 40 at nights before I could do the job,I'm I right about the temp?.

What will the pressure treated wood look like with just a clear,I don't think it would look like they think it will,,natural look.

The owners(she)listens to what I say,him :eek: he thought he was spraying a clear on the deck.He had bought 3 gallons of clear he thought,one was a pecan stain hahahahaha.

What would you recommend to the customer as how to treat this deck in its cleaning,sealing and looks?

What would you recommend as a maintance agreement on the deck as to its treatment in the above answer?

Larry, you are looking at approx 360 square feet. We charge this time of year $1.25 per square. You are looking at $450.00. This would include Olympic brand stain/seal(their choice of color). The House looks to be single story which we would charge (this time of year) another $125.00. So, you have a total of $575 for the whole job. Thats not much for a new looking deck and house.

Onecall...just curious, what would you charge for the same deck without the railing?? There's about 180 + sq.ft of surface in the railing system, which is much more time consuming to clean, detail, and stain than the wide open floor. also deducting the lattice and bridge, how much for the deck job?

I need to take a closer look at the house,I have a figure of 225 to 375 in mind.I do not get into washing houses and have told them so,I've never done a deck before.I washed her mothers house a few months ago as a favor for a friend.She liked the job so much she want take a NO for a answer,after she sees my deck work she may wished she had :).

Thanks for all the advise and help,I thought I knew about how many hours it would take me to clean the deck,steps and bridge.The spindles tho was giving me a hard time figuring how long to clean and seal,my hours was way off,you guys are faster than me.

After cleaned she only wants a clear to get the natural look of wood.It being pressure treated I don't think she'll get the look she thinks she'll get,I'm I right or wrong?

depend's on the amont of green left from the CCA[pressure treating].
Clear wont do anything to protect the wood.
Sealer's that have pigment in them do a much better job. The more pigment the better the protection. Pigment's have UV asorber's and reflector's in them as well as color.
Also makes them harder to strip because the sunlight has not degraded the wood fiber's.
Bigboy if you want the best GOOF PROOF type sealer? Then go with READY SEAL. Just throw it in a pump-up and spray the floor first.[light coat] Then go to the outside and spray spindel's and let overspray land on the floor. Then re-coat the floor.
Wood Tux would be another good option.
Dont forget to brighten the wood after cleaning. Oxalic or citric will do that.

Dale, it would be the same price. We do not count the railing system as most do. Alot of people feel that railings take alot of time but with us they do not. Some charge per linear foot on railings. We just calculate the floor area square foot and charge based on that. So for your question, the price would be the same. Now, keep in mind these are the prices for December and January. These are low and usually we do not do decks in winter. Right now unless it was above 50 degrees we will not attempt a deck due to temp.

as for all your guys pricing on this job...I can't compete, I am too expensive when it comes to woodcare,
this is why I no longer do wood care. I would only do complete jobs, clean, neut., sand, nails, stain. because of the homeowner trying to do it themselves, I also explain that I have to fix what they messed up (in better terms) this would be a min. of an $900.00 job for that. I also wouldn't use a clear. explain the disadvantages of clear and uv protection, or lack there of.

Well I see where pricing is really different depending on who is doing the estimating

In this thread the price ranges from 400.00 to 900.00. That is a pretty wide range of prices.

Is this standard for the industry. Would anyone actually pay 900.00 to have this deck done?

Is 400.00 to cheap a quote.

I find this wind price range interesting.

Some of the quotes only include cleaning and brightening the deck. Other include cleaning, brightening, detailing (setting nails, sanding, etc) and sealing. That is the reason for the wide range of prices. This deck would take one person about 7-9 hours to complete. At $750.00 that is about $80-90 an hour before materials and all expenses. I think that is what many of use are trying to get per job. It is really not worth your time to get any less. If you have a crew prices many come down a little.

I don't normally "detail" a deck (I only see pressure treated decks here and they usually only need nail setting), but to wash and brighten this deck should take no more than 90 minutes. I would estimate about 2 hours to stain. If the deck need sanding, figure another hour and add $50.

If you work smart (fast) you can charge a reasonable amount and still make a decent profit.

You are estimating 5.5 hours to complete this deck? This is not a wash and brighten. It needs to be stripped because the homeowner sprayed stain on it. Does your time estimate include setup and breakdown. You are looking at another hour of prep time. You are correct that sanding would not be necessary on a CCA pine deck. 90% of the decks I do are cedar and usually need to be defelted after they are stripped. That would take another 1.5 hours.
