Keep in mind
1) the above price includes materials
-I tell the homeowner Cuprinol is $28/gal, in reality I only pay $17

2) the sq footage discounts bring the prices down more.

3) I count all sq footage. Latice, rails, spindles, steps, fascia and boards.

4) If anything I think I am low in my area.

5) I use judgement if the estimate seems too high.

Why are you guys getting so much more money than the rest of us?? I have no doubt M. Poole is realistic in the price he bid. I've spoke with several west coast guys, and all of their prices are at least double what the rest of us charge. And then there is Jim Bilyeu, whose prices would knock your balls off.

Is that a reasonable price for your area?? Are you on the high end?? I'd be interested to know what your cost of living is compared to the rest of us southern and midwestern guys. Could that be the difference?? This white-trash midwesterner feels like he is missing out on a goldmine!! LOL

Seriously though, is there anything you are doing that makes up the difference or are you just pocketing more? Are there environmental laws out there that make the work more difficult?

I have seen so many different ways of pricing. I guess if you break it down, and you are making $65.00 to $95.00 a hour I'm sure that is going to keep food on the table for most of us.

The price sounds about right for Maryland if you are washing, light sanding on the hand rails, pounding nail pops, and sealing. If you are stripping the deck for that price, you're leaving money on the table.

What company are you with? Where are you located?

Nice price.. but

Do these prices include rails? How do you do the square footage on rails? Assuming you are sealing / staining all 4 sides of the rail. Lets say you have a 20 x20 deck and rails on 3 of the 4 sides.

I dont know why the pricing over there is so much cheaper. We do have people that charge very cheap. And i believe that we are on the upper end of the pricing scale, but not at the top. We also dont do decks exclusively, we also do windows and gutters and concrete. We certainly dont get every job we bid probably not even half. But for the amount work that it takes and man power if we went any cheaper we mine as well stay with windows and not have to deal with the hassle. Does everyone else have workers comp and all the other expenses, maybe that could be part of it.

But a Goodie. It's over a decade old, and we still hear the same thing all the time.
--As for my 2 cents... There is no way to lock down a solid sqft price. Age and condition of the wood, design of the deck and rails, existing sealer, location, and PITA factor can affect the price 75% or more. I figure as long as you're making a decent living and your clients are happy when you're done, you're doing something right.
