I would like to know what everyone charges for the following so we can see if we are in line or not? And ill start. for decks.

Pressure Washing 0.35 per sq ft
Stripping 0.80 per sq ft
Sanding 0.60 per sq ft
Staining 0.80 per sq ft second coat 60%

For a 600 Sq Ft deck with Railing 70 ft. all cedar

Our price for strip + PW + Brighten + Sand + Stain

$ 2055.00

Hi Mark,

Everything we clean we also seal or we don't do the job so our price breakdown is as follows...

Restore and Seal - single color

Decking - $1.00 per sq ft
Railing - $3.00 - $5.00 per linear ft
Lattice - $.62 per sq ft
Steps - $6.00 per step or based on the sq ft
Product cost - X gallons @ $34.95 per gallon

Outside of this pricing matrix we upcharge by percentage for additional services.

Stripping - 35% over and above the estimate for restoring
Sanding - we include some sanding in our pricing but if the whole deck needs done we will bill an additional 30% to the customer.
Two Tones - 60% additional.

There are circumstances that will allow me to stray from this on occasion... it's usually strip work that we make adjustments to based on the degree of difficulty. If you have any questions feel free to call or email me.

you sell your sealer at $44 per gal plus shipping and charge cust. $35 per gal.?
Your price on this deck would be around $1700? Thats with 10 gal of sealer[your cost].
maybe $2000 with a lot of sanding? right?
How much do you/i need to buy to get free shipping?

With our Menwood line the contractors cost isn't $44 per gallon.. however we charge our customer $34.95 per gallon regardless of the color they choose. It's easier to bill and we still profit from every gallon we use.

Shipping is free to your door via UPS with a 100 gallon purchase of the Menwood.

For a deck of the dimensions stated $1700 or so would be a round about price. If I could pull $2k + for it all the better but pricing wouldn't allow that in our area.. thats around $2.55 per sq ft!

I price as follows:

I calculate ALL the sf'd to include sf'd of rails, spindles, posts, band boards, steps, risers, deck surface.

I charge a flat 1.35 a sf for all. This includes chems and sanding. If it is just a clean and seal, then it's a 1.25 a sf.

As you will see pricing varies throughout the country.

Reedster cant you come up with a lin ft price on rails and so much per step?
It seem's it would be so much easyer.
I will guess [my calc.] your bid would be around $1400 on this deck?[not knowing all that you need to know]
Your price is very close to mine.
I wish i could get that $2000 price.

More and more I see people remove the PT rail, replace with plastic and cover deck with outdoor carpet.
With more and more plastics i am suprised someone has not just come out with a decking just for carpet use. I like the carpet more then TREX.
I washed an all plactic deck the other day, it was the most slippery thing ive ever washed.
The carpenters let the bit eat up the screw heads and when they lifted the gun up, small metal files got all over it. Then it rained and rust specks got all over it. What a pain.

I guess it could be easier to do running feet. But, how would you know exactly how much chemicals you will use if you don't have total sf'd? Plus I have never done it that way!!!

One of the other BB supporters came out with an excel program where all I have to do is plug in numbers, then the program does the math for total sf'd, gallons of sealer and it's cost, plus what the 25 and 75% costs are for deposit and what is due on day of completion. The program also let's me change spindle width and the width for handrails, some around here use 2x4, or 2x6, and even 2x8's. It doesn't take but a minute or two to load numbers. When I go and do a bid I just count spindles noting their height and width, number of posts (6" or 4" and their heights). For posts that are 6", it's real easy to find thier sf'd, just double the height. Steps and risers are easy as are the band boards.

This is my thought on the spreadsheet............since it was mine to begin with.............I'll email it to anyone that wants it (provided you have Microsoft Excel)........but I don't think posting it on the board is a good idea.

If you want it, send me an email. Keep in mind, its set up for the way I use it, and you might want to make revisions to it to taylor it to your operation.

There is no way I could get 1k+ for a strip-wash-brighten-stain on a 600 s/f, typical construction deck, in my area.

Prices that I see my competitors charging would be 700-1k. I can get $1.35 per s/f, plus $1 per spindle. Any more than that, and my family will go hungry.

Due to process methodologies I've developed, along with good equipment, and good workers, I can keep my man hours down to a minimum, and still turn a fair hourly rate.

Pricing

Your price sounds a bit high. Here in MD it's around 1.5-1.75 per square foot. Here's what we do. First get the horizontal square footage. (Ex 15X15) 225 Sq ft. Then get the total linear footage of all the rails. (Ex 70 linear feet) For each foot of rail it's approximately 2.5 square feet, depending on the spindles, design etc. So from 70 linear feet we multiply by 2.5 for a total of 175 square feet. Steps are done in the same manner, sort of. We take the length of each step and multiply by the number of steps. For example if the tread is 3 feet long, we multiply that by the number of treads. So a set of steps 3 feet long by 10 will be 30 square feet. Please note, the steps may not be exactly 1 foot wide, and the customer may inquire about this, we explain that the runners and supports take up the remaining difference. So the bottom line is this. Total square footage equals 430 square feet. Our pricing includes stripping, neutralizing, brightening, sanding of the handrails only and sealing. At 1.75 square foot we get 752.50. I hope this helps. I am sure there are better price schemes out there, but this one works good for us and is quick.

Sounds to me like you are not measureing the spindles at all. 2.5 sq ft per foot would only cover the rails and the outer board (below deck level). Spindles would be extral


Lets say, 70 ft rails @2.5 = 175

Pretend there is 88 spindles at 6" around, 36" high...........
88 (6 x 36) divided by 144 = 132 sq feet of spindles..........

Total sq footage of rail and spindle = 307

I give 10% over 1000sf and 12% if paying in cash.

on calculating spindle sf'd, 1.5" spindle is .125 feet then times this by a (let's say 36" tall spindle) which is 3 feet then there are 4 sides so multiply .125x3x4= 1.5 sf per spindle 1.5 x 88 spindles = 132 sf just in spindles a 6' hand rail is .5 feet x 6 is 3 sf per 6' .

We will discount on really large projects... I used to go by the 10% over 1000 sq ft rule...etc. Now I only discount the floor and its only by $.10 on projects that I feel I need the competitive edge on. So in other words we will charge $.90 per sq ft on the floor.
