So what do you guys all do for sales?

I can help you in the commercial Aspects of this, residential sales I'm lost so please refer those to someone who can help you.


Most here want a Sales person, its really not needed until you reach a certain Gross.

Most do not know how to go about the right way to set up a program that works.

So let some questions begin and I'll get detailed as we go.

That would be true...People bring in sales people way too early in the game. Dont let a few monthly's make you believe you are on top of the world. Doesn't matter how many contracts your have...what matters is the value of them.

What's the best way to get started or find out who to contact???

Work the phones to obtain the decision makers. Of course this all depends on the type of commercial accounts your attempting to secure.

Keep in mind you have four basic groups with a fourth if you want to work with national management companies.

Property management
Fortune 500
New construction
National management companies

All have different types of contacting strategy.

My very first large contract I ever had was from another POWERWASH co.

Working with others is always a great option as well. Networking with competition is and can be a. Good thing.

Has anyone ever heard of getting on with a company like Remax. Or any other realestae company. I just always thought it would be good to get on with one so that way you could get all the work as far as preping the houses for resale. Driveways, house, pattio ect. Or even with a housing development that has the homeowner association. They are always strict as far as curb appeal. Im not really sure who you would have to contact in order to get that started.

There ok to contact but I wouldn't spend a lot of time on em. Based on my experience. Others may have a different opinion.

Community management falls into the category of pm's

Real-estate folks that sell have little to do with a property being cleaned unless we are talking homes.

Caleb, pick up your phone and ask when there budget time is for hiring contractors. That's the first thing I would do. The second is find out if it's a bod decision or pms choice.

Here in Naples we have so many gated communities and each section of that community seems to be managed by different property management companies, they make it so confusing to find out who to speak to.
We are also dealing with so many cheap and nasty pressure washing people it is ridiculous. We don't see these people as competition because the quality of our work is so far above theirs, but they become competition when property managers don't really care what kind of service they get as long as it's cheap.
I'm sure everyone has seen the kind of damage these people cause, but they keep getting more work, unbelievable.

This is why a stronger association is needed, when I first started guys would damage places left a right. Of course you look like your crying sour grapes.

Is there somewhere to get info on the different HOA's? I've thought about offering my service to some of the communities around here. I'd like to target some for fence staining, because here in Jax, the barriers to noisy roads on many of these communities is wood privacy fences, and they usually just let them rot. Can you give me some advice Ron?

Again it's who to speak to, do you go straight to the owner or try to find the guy responsible for the maintenance?
We are not great at marketing, it's something we've never done and we admit we take things personally instead of just going on to the next potential client.
For example, we took a call from a local rental community, they wanted dryer vent cleaning for all of their 276 units, we gave them an estimate, followed up with them a few weeks later, they had their maintenance guy call us and give us the go ahead and could we start on one of the buildings. So we completed this one building containing a total of 12 units.
We had already discussed we would invoice them for each completed building, so we left them an invoice for the 12 units and they said they would be in touch.
Now, nearly 2 months later, we are still awaiting payment for that one invoice, plus they have not contacted us regarding the completion of the remaining buildings.
Why do some people work like this?

Best Western has been our client for almost 3 years. Just submitted the specs to them for a 25k+ wash job at one of their locations. I deal directly with the manager relating to the schedule. For all other matters I deal with the owner of the property. BW is a franchise.

30 days is the longest I had to wait for a check from them.

What all does a job like that entail, I presume everything exterior (driving surfaces, walkways, windows,etc). Is it an as needed basis, or do you have a set schedule. Such as once a month, every 3 months, etc.

Join community association in your area, I'm sure they have a local Chapter

Thanks for bringing this thread up Ron. Much appreciated.

I haven't done much on the commercial side yet besides what I got from my websites. I am going to be calling a few places after the holiday. One is a locally owned convenient store with over 20 locations in my service area. Walkways and gas areas are not clean and have a good amount of gum and oil. After calling the decision maker(s), do you follow up with an email or letter thanking them and to set up a meeting or demonstration?
