New Construction Cleaning

Hi. I am starting a new construction cleaning company and I had a few questions.
Would I want to rely on estimates as my main way of pricing each project?
Or a flat sq.ft. + extras (windows, paint/putty removal, etc.)?

Are there many environmentally safe heavy duty cleaning products?
That are safe for animals and children. A certain line or brand maybe?

Other than other cleaning companies, who might be my competition?
(Builders themselves, the people who move into the home, etc.)

I think it's best to base new construction cleanup on measurement. You will be dealing with contractors and they will be looking for consistency. Carolina Pro Wash does a decent amount of this type of work. I'm sure Celeste will jump in to get you started.

Actually, interior post construction is something we USED to do a lot of - we don't have time anymore :) However, most builders expect a per square foot charge plus a per window charge. What you fill in for $$ amounts is going to depend on your area. Here in central NC, our pricing ranged from .12 - .15 sq ft and $4 - $6 per window (inside & out). Also that is for an average amount of post construction mess. We upcharge for stuff like, drywall companies mixing their drywall in the sink or tub (and they do that), tubs and showers being used for trash cans, excessive overspray of paint on windows and window frames....and the list goes on. I had to implement a set upcharge for tubs, showers & toilets that I could tell had been pee'd or pooped in - and yes, I did say all three bathroom drain-type spots. If there was someone's "waste" evident in any of those, I wasn't touching them until I received an additional $250 - UPFRONT. (But that's just me)

I truly enjoyed your post Celeste. I had not really given much consideration to the body waste thing before. well, that is not entirely true, but never really knew how to overcome the situation.
I also liked you stratedgy for pricing seperate from windows. Thank you for your input.
