I use a mixture of bleach and liquid tide when washing vinyl siding and overhang. However, I occasionally have problems with the mixture not removing the algae/mildew. Sometimes, instead of just rinsing the house, I have to use pressure(get nozzle close to area being cleaned) in order to get certain areas clean. People say let the chemicals do the work. What am I doing wrong? Any advice?

My cleaner doesnt do all of the work itself either.....because I use regular household bleach, straight off a Wal-Mart shelf.

Some people use stronger bleach, like what is used to shock swimming pools. The household stuff is about 4% Sodium Hypochlorite, and the pool stuff is over 12%.

So, stronger chems is the answer.

Exactly Mike,

I have picked up on the bb that by the time you get ahold of the store bought bleach (clorox) it is barely pushing 1% sodium hypoclorite, since the store life is very short. I do use the 12% sodium hypochlorite and mix 4:1 and never have a problem, could probably mix 6 or 8:1 but i like it strong so i can fly around the home/building.

I also use the store bought bleach. I mix 3 gallons of it with some liquid tide and some cascade. I downstream it so it is cut again to around 20%. I use a dual wand to apply it and so far have not had a problem with everything coming off the side of a home. I do use hot water when I appy and when I rinse. I use a 40degree tip and do one swip per board. Goes pretty fast.
I have used the x-jet to apply at higher levels where I can't reach. It puts it up there at 2 to 1 and really does the job. Thinking about just using it but would use alot more chems on a house. Of course they are not that expensive. Just me couple cents worth.

Do what?
I use a damn good chemical made especially for house washing and it is cheaper than I can make with the bleach and Tide. Does a real good job and I apply through downstreamer. 55 gallons for @75.00. Sometimes on sale for @55.00, thats $1.00 per gallon. Can't get bleach that cheap. On my 2nd drum for this year.

Hey Glenn,

I use the 12% bleach mixture, a buck 60 a gallon, dilute 4:1 works out to 32 cents a gallon of solution. Spray it on with shurflow. Can spray all day for that. About 10 gallons a house, thats $3.20, i drink more, uh, Dr. Pepper a day than that.

I also us 12% - 15% chlorine in a 6 gal container and add 4 oz / gal of an industrial detergent that lifts dirt and prevents streaks on windows. I feed this thru a down stream injector at 1:8 ratioso I am applying 1.5% to 2% to the house. Works great. I can stand way back when applying (25 deg) and rinsing (15 deg) so I don't get sprayed. No need to get close or spray each board. If gutter or facia board has black streaks, spray on gutter zap and rinse. At the foundation where the brick meets the ground, use a turbo nozzle and you won't get the dirt thrown back on you. For tall gables, second floors, dormers on roof and chimney, I use a 0 deg or 15 deg size 20 nozzle and it throws the chemical all the way to the top. Let set a few minutes then rinse with a 0 deg or 15 deg size 10 nozzle. The size 10 nozzle throws the water further because of less restriction. You don't need the pressure, you need the water volume to rinse if you let the chemical do the work. I only use my ladders and extension wands 2 or 3 times a year. I use cold water, 3K PSI @4 GPM on a portable unit. I use only flow sensative unloaders to keep hose limp when not spraying and to eleminate kick when you pull the trigger. I have had no need for hot water on residential or commercial buildings. The portable unit (on three wheels) comes out of a van easily and only requires 100 feet of hose. I usually position the machine at the left front and then the right front of a house and can reach everthing. I use velcro straps to hold the trigger open, and slide it up and down to start and stop.

Sorry to ramble. Just a few thoughts that work for me. Oh one more thing. Because of the speed that I can do a house, I average $80 to $120 / hour. The cost to the customer is very competetive with my competition because they take twice as long to clean a house. The customer pays the same, but I make more money per hour and Time Is Money.

How harmful is the higher percentage chlorine to the vegetation or people? Where do you purchase this bleach?

O.K.
I'm not going to start an issue about bleach and no bleach, and I'm not trying to sell a product either. I don't use bleach 1) because of overspray getting on me especially under eves and porches 2) The customer will smell it and no you are using it 3) window streaking 4) Just don't like it...don't seem professional?
Anyway, thats just my personal opinion. Eveybody knows opinions are like @$&holes, everybody has one. I feel I have something better for about the same cost as the homemade bleach recipe. I can say I use a chem. especially designed for house washing , because it is. Doesn't burn my eyes when the mist blows back on me. Doesn't streak the windows. Doesn't harm plants, etc.,etc.,etc. I just plain like the stuff. If you want to know what it is and where to get it...email me. Be glad to tell ya. Would list it here but not supposed to advertise or mention names and stuff. You probably have seen or heard about, just never tried it.

Maz - the concentrated chlorine is high percent, but 1.5% to 2% is quite low. No problem with flowers, bushes, grass, etc. because you flush well with water when you rinse. In dry weather (like now ) I rinse extra well.
Glenn - Sure it burns your eyes when a drop falls off a celing and hits you just right. Windows never streak when you add a good industrial detergent to the bleach. I am working on the smell now by trying out different fragrances like lemon, orange, etc. I'm always looking for something better so I'd love to try your formulation. I'll think I've stopped learning when I'm not willing to try new things.

Hey Guys....

I have gotten a ton of info off this site, but this is a great example of me getting irritated. Why can't we have access to the public member profiles so we could email Glen like it appears 10 or so of us want to do? While Glen may not check this board anymore, he may still use the same email that would be in his profile so we could email him and ask him. I am still at a loss as to why we have these features on the top of this board such as member list or even FAQ and yet can't use any of them?!?!?! I have had a lot of questions that I would like to ask some of you more experienced members that would just clog up the message boards, but can't because of that reason. I have written the moderators 3 times now over the course of a month with no reply whatsoever. Are they even real? Any suggestions as to who I write or call? I don't mean to go off on a rant here, but these limitations are really starting to irritate me. Regardless of that, thanks again to all of you that have posted good info for either me or myself; it is very helpful.
