Thanks in advance for any information you can give.
Been doing a ton of work for a management service that manages many properties in my area. Been asked to issue a proposal on two strip malls that are adjoining. The buildings are very upscale, not your normal strip mall. The deminsions of both buildings are:

818 Linear Feet
40 Ft Tall in tallest locations. There are pillars every 25 ft with staircases on all corners
Total washable surface not including flat work is just over 24,000 sq ft.
Flat work is just under 6,000 sq ft of walkways, ect.
Given that, two more things. First is, the building is not very dirty. Cobwebs, dirt dobber nests, in the 35-40 ft eaves. Majority of the building, there isn't much i can do for it. It is probably 5 years old and well kept. Second, there are cloth awnings over many windows. Never touched an awning, so you know what i am asking.
Question #1- Need pricing info? Building and flat.
Question #2- What cleaning techniques would your company use to clean the building?

Went with 10 cents a sq ft on the building and 8.5 cents a sq ft on the flat. Time (hourly) on etching, to remove some rust. Went 4 bucks a linear ft on the fabric awnings. Submitted it this morning and she opened the envelope, pulled out the proposal, flipped past all the pictures i took in preparation, explainations of cleaning techniques, and past all my insurance papers to get to the last page, looked at the bottom line and slid it all back in the folder and said, "ok, when can you do it." I hate when i get all worked up over a proposal, and it goes so easy you think you didn't bid enough. I asked her before walking out if she thought it was a fair price, and she said she was just making sure it was under a certain amount so she wouldnt have to take it to the board. She allowed that my reputation had preceeded me, and that the price was fair.

I cleaned a concrete driveway today with that sodium hydroxide mixture just as you sent me except I substituted a powdered detergent for the NP-9 surfactant. I used the same % of both though. The driveway turned out great. I took some before and afters too. But....I had a problem with a small section of roof. The customer had a small roof section with mold on it (asphalt shingle roof) that they wanted clean. I threw it in for free since I am still experimenting with cleaners here. I used New-Again roof and deck cleaner with little success. I applied downstream first right frome the bottle, waited 20 min, then rinsed. Little came off. Repeated previous, same result. Mixed Nea-Again 4 to 1 in my flow-jet sprayer sprayed on, wiated 20 min, then rinsed, still little results. Man was I embarrassed. Wound up with $40.00 worth of chemical on that roof with no success. Is it the chem or me. I applied from the ground... and rinsed from the ground. The section had a 12-12 pitch and I couldn't walk it. Need advice. This was first asphalt shingle job.

Glad the mixture worked out for you. "Roofs, i dont do no stinking roofs." Or i try not to. When i do, i get the same results you do unless i get on the roof, spray on a lightly diluted solution of chemicals, then rinse down from the peak of roof to bottom using about 700 to 900 psi. That is just enough pressure to knock off the mold and mildew, but not enough to really start peeling the aggrigate off the shingles. I usually use the 15% sodium hypochlorite solution mixed 4 to 1 with a little soap, spraying with shurflo to cover the section good, wait 10 minutes, then like i said, work down from peak of roof so not to lift shingles.

Hope this helps, and hey, it's not always a bad thing to become embarrassed, just gotta laugh about it and let them know, " i am not giving up on this spot, you can count on that" and don't, go back and do what you gotta do to get it off there.
