Woozing park managers

Let me start by saying excellent board, Now my question, just starting out not equipped to carry my own water as of yet. A lot of nice new double wide parks in the area. But as most of you know they don't allow you to use their water. {in our area anyway}I figure it should only take about 200-250 gals. of water to do a home. Wondering if any of you have any technics as to wooz the park manager or owner into letting you come in to wash peoples homes{kickbacks,commission,or offering to pay for water} thought i would start now in time for spring. I believe if you can get in to doing 1 it would snowball. Thanks in advance, Keep up the good work

First off welcome to our board, you will find it is one of the best around and you will learn here, no one bites your hand off, really we just swallow you whole:0

Trace first thing you truly need to learn is to forget one word, drop it from your memory, "kickback", that can get you into more trouble then anything else.

Freebie, comp job, discount to the manager or whatever but no kicking...

Are you sure they don't allow you to use the water, do they have a gardener who waters the grass and plants? He uses their water right?

I think it would be up to the homeowner or mobil homeowner if you please to handle that. Find out why you're not allowed to use the water, is it a community property complex where all share the cost of water and electric?

Now about how much to use I am not able to say as I don't do mobilhomes.

Trace WELCOME TO THE BOARD.

We totally agree with what[jon]said here and that would be a mistake for you to make, there is Allways a right way to get around anything, take jon's advice FIRST, we dont have that problem here,and if it is there get you a water tank,theres enough business there to pay for it, !!!! BUT REMEMBER IT TAKES US OVER 200 GALS TO WASH A TRUCK.we carry 2-275 gal tanks on trailer and 200 on our truck, hope this helps.!!!!

Just wondering where you get all your water from
to fill the tanks. Home? Fire Hydrant?

Seems like the water bill would be very high.
If you fill from home, is a percentage of your
water bill considered as a business expense?

Fire hydrants, two ways to do it, illegally or legally.

Sure you can buy the reducer and wrench and fill up from them, get caught and pay fine.

OR you can go to each and every city you plan to draw water from and use their meters, don't buy one from a supplier as each city requires you to pay and use their calibrated meters.

Water from home, yes that is one way to get it, but most of us use the customers water since we are doing a job for them. I have had only about 4 or 5 jobs I had to carry my water to. I cannot say others are that lucky, remember I do mostly flat work and there is almost always water to draw from.

Water is really not all the expensive compared to fuel and other supplies you will need.

Now others can tell you stories about wells, lakes and water tanks, those to me are real challenges and I would hope I never have to deal with one.

Before I had my trailer with a tank, I simply turned down a mobile home job........it was the same deal.......the park doesnt let them use water like that. Well, try anything you can think of to get on his good side......just make sure it's legal! Don't waste your time though, unless this will turn into at least several jobs for you.......why wash his for free just to wash one or two others....

DeWayne, I basically leave each job with what I came with......if I come in with 100 gallons, I leave with about 100 gallons.........unless I forget to shut off the water and fill it too much........and sometimes I forget on purpose.

On the few occasions I needed water before a job, I do just fill it at my house.......no other source on hand.

We are able to use the customers water. But we plan on going to a city water plant and purchasing our 250gal there first. Reasons why.
1,It does not wear my well pump out.
2. It costs 3.00per 1000gals.(cheap)
3. It is filtered and is softer than what I have at home.
4. They are open 24hrs.
To conserve water we brush . That saves alot of water.

Yes, you can count it as a business exspense, doesn't matter if you get-it at home,or any-where else you have to pay for it, and it is related to our business!!! Your local water company has meters that can attach to a fire hydrant, ours is 175.00 deposit and you take it in every 6 months or monthly and they will bill you or we could figure from our house it would cost .97 for 750 gals, which we have used, but we have a shop we use and water is Included in the rent about 25.00 month for water, but rent is 1200.00 month, but we dont pay for any of this,We wash some trucks for a friend,and we use his shop, and wash his and others trucks and trailers, we give him a discount 25.00 tractor, but wash is dually for free. We also use his shop for storage of chemicals and trailer so we don't have to have it at our house. More secure.

If you are going to use a fire hydrant---little note---
flush it out first, they usually have a lot of trash and rust that will come out first and can mess up your machine. First time we did it we have to take the tanks to a car wash and vaccumn out the rust in it. We have put filters to catch most trash from our tanks to our machines.

We have 2 machines that use 5.5 gpm. At some of our jobs, flatwork we have found low water pressure. That is why we have the tanks, no down time waiting for just one tank to fill up we usually have enough to work with until we think we need a 10 min. break. We do keep a hose running into the tank to continually fill the tanks.

We have found out it takes a lot of water. Sometimes more than what it may look like.

Trace, another thought about the hydraunt in my area you have to use a stand pipe to fill with. ive seen the water dept come around and measure the distance to the top of the tank ( about 18 in i think).

Usually - the main reason that a park does not let you use their water is because they have a low producing well. You will also find that many of them ONLY pump about 2.5 gallons per minute.

If you have a trailer to wash - and just REALLY want to do it - see what the chances are that the manager is NOT around on a Sunday morning (goes to church or something like that) - you may be able to pull a hit & run! Especially if you don't have any identifiable lettering on your truck.

Mike & Aran you are right most trailer parks in our area are ran off of numerious small wells throught the park, not many have acess to public water yet. Started shopping for a tank this evening Thanks everybody

Tanks are not as simple as they seem. What type of vehicle are you going to haul it in? You must make sure it can handle the weight. I'm not sure what a tank weighs empty, but add that on top of 8.3 pounds for every gallon of water........it gets pretty heavy.

I blew the rear end out of my van twice pulling my trailer around.......that's why I now have a F250 Super Duty.

My tank is 325 gallons........full, it weighs over 2700 pounds.........

Just make sure the vehicle you are mounting it in can handle the weight, or it can get pretty expensive down the road. Also, proper placement in the vehicle is important.

You can work without water tanks.....it just limits your ability to do certain jobs.......some people run without tanks for years....... If you can afford it, and your vehicle can handle it, then by all means, go for it........but, you may have to work your way up to it.....

i totally disagree with Aran....if you are going to run your business run it honest....what Aran told you to do is the same thing as stealing......if you are told to not use there h2o and you decided to do it anyways...because there is no body around.....shame on you...your business will never last if you steal or cheat.....be honest and just go get a h2o tank. if there is a creek nearby just pump out of it.
ARAN i read your post at least 3 times and i am suprised you have that mentality.

listen up new washers i know im not perfect and i do make mistakes. but when you get advice on this and any other bbs chew on it for awhile before you act.

if you run your business honestly,and fair you will make it work.

Mike, Have 96 Dodge Ram short bed 1/2 ton, 360 with tow package. Have my unit mounted on a 5x8 landscape trailer, was only thinking of going 200 gal. max tank
not even sure i want to go that big. can't decide weather to mount tank on trailer or back of truck think axel rating is 2000 lbs on trailer. if i mount on truck would gravity be enough to feed pump? or would the pump actually pull the water? (4gpm pump)
and one more question for now any do's or dont's
when hooking it up?
