Bid Help - Your Thoughts

I am working on a bid for a large resturant in the Dallas area and would like your thoughts on how you would bid the job, including prices/sq.ft. to see if I'm in the ballpark or if I should make adjustment to what I have come up with.

This will be mostly flatwork with a higher price first time cleaning(currently pretty dirty) and then a lower price monthly maintainence schedule. It will also include cleaning and maybe sealing a wood deck.

Details:
* Concrete Walks - aprox. 5600sq.ft (averaging 6ft in width), Plus 20- 5ft wide steps.
* 2 Dumpster pads + 30 ft in front of each (really nasty)
* Dock area - 30' x 40' (really nasty)
* Wood Deck - 12' x 32' (never sealed 2"x6" planks that appear to be pine) located at the entrance and a high traffic area, some gum and greasy spots. Will be bidding cleaning only and cleaning + sealing(no handrail, it is painted and will stay that way ). Since this is a high traffic area what sealer would hold up well and make gum cleanup easier after it has been sealed. Customer wants to keep the natural wood look, so probablly a clear sealer. What would be a reasonable price for cleaning and cleaning and sealing?

For the walks ide be at .04 =225.00/ dumpster pads 75.00 apiece /dock area if super nasty 40 to 80 cents a square/Decking 50 cents to clean a square add 75 cents to seal.No real strong suggestions on sealers I mostly use cabot. lgoodluck jim
