Business broker?

Have you contacted a business broker?
Sometimes it's worth the time, make sure you check them out, go to their office (make sure their not working otta a Gremlin).
Selling a business will take a good couple of months, so be prepared.

Walt, I have quite a bit of experience in this area. Selling a biz in a couple of months is rare. If you are thinking of selling you want to insure you are keeping impecable accounting records (with backup data) and forecast your tax situation well ahead of time. Rarely will a smaller business be sold as a corporation (i.e. almost always as asset purchase agreements), so work towards a sale with this in mind. Obviosly, cash flow is a large determinent in the value of the business, but prospective owners will also be looking at the quality of the equipment and accounts, and whether you have good, long-term employees.

By the way Walt, I just returned home from the first meeting with the wife of one of my competitors (sort of) who recently passed. Told her my goal was to have a deal done by the end of the year if I go forward.

By the way, you are right all the way, I've been a Real Estate broker since 89. Just wanted to head somone in the right direction
