help with new const pricing

Hi,

I have to bid on a job washing the floor in a 4600 sq ft new building........has walls and a roof........they need the floor washed to get the dirt off it so they can lay the floor down.

I don't plan to be a perfectionist with the standing water..........going to blow it out the doors.......hopefully minimal amounts of pushing the water around.........

What would you charge?

Here's a suggestion on the water. Never done it before but have done many screened in patios that were fairly large for patios. You will find that the water will run downhill, directly away from the doors. Murphy's Law you know. So what i do is put sump pumps at the low end of slab, with hoses that goes outside. Gets all the water out but an eighth inch. Just wash in the direction of the sump pump(s) and its a breeze. I am sure the slab was poured with a slight downhill slope, whether they meant to or not. Sump Pumps, thats my guess.

    I don't typically do this type of work

Hey Mike -

I'm somewhat new to this game, but it sounds as though your basically performing a rinse?

As Mr. Knight explained about the drainage, be SURE the water isn't going to collect in the center of the building (unless you have a pump). Try a small rubber ball, it should give you an idea of the direction of run off. And I'm sure you have checked the areas of run off outside the door openings.

Price - Depending on the your market and other variables your price should be a little different. But, if it were us we would have a base around two and a half. It would go up from there depending on how challenging it is - water run off, amount of dirt, etc.

And as I'm sure you know - a good job done could create tons of new jobs, by referral! We never decline a bid, unless it is WAY beyond or expertise! This one sounds like a walk in the park for for you guys. Although - if it is giving you bad vibes - be careful, we usually add a cushion into the price, when we get these feelings!

Sounds very easy, based on the information and not seeing the job or getting the feel from the prospect. I would bid 295 to 500 depends on the feel it get from the prospect. If they want it ASAP you have the advantage. Builders will wait till the last minute then scramble to find someone. I would go high let them tell you how high that seems even if it is not. They will probably say it is. You already have a buffer by going high. If you don't hit it on the high side. Don’t sweet it, and don't give in to early.
While they are quite start you're quality, knowledge, reliability, insurance speech. If that does not work. Move on to the if you like our work and can assure us work in the future speech I can come down. Builders think the are gods gift to the world and need to feel superior. If they feel that they are getting over. It will be best for all. I think by this time you should get the job. You will hit it high or what you wanted anyway. I would get everything in writing and have them pay you when they check and sign off on the job.

Guys,

Got back from the job a couple hours ago. It went really well. The builder had a couple guys help us with squeeges, which was great.....a real time saver.

I got my rig thawed out with no problems over the weekend. Filled the tank this morning. Job took 4 hours with two machines......one with a surface cleaner, and the other a turbo nozzle.

MIKE we have done a bakery, and our price is 10 sq ft.you could go 08.sq ft.and make $$$$$NOW ON 750.OOO SQ FT TO GET THE BID WE WOULD DO IT FOR 3-4 SQ FT,AND STILL MAKE$$$$$$ just what we charge good luck wish you the best.
