I have a two part question for those of you who wash and seal concrete.
Question number one is : have you ever steam cleaned sidewalks and if so what are your opinions?
Question number two is : do you or have you used V-Seal and what are your opinions on it?

Thank you in advance.

Steam cleaning is 300psi at over 300 degrees. It’s very slow>>>>>>>>>>

V-seal never used it.

Yes have used V-Seal and have tried another brand.

Go for the V-Seal, it is a proven product.

On the steam cleaning, why would you want to use steam when you could use the proper cleaning compounds and do the job faster and better?

Thanks Ron and Jon. Jon to answer your question of "why would I want to steam clean" the truth is while I was surfing the net I found a website that claimed they steam clean concrete without using chemicals and had some pretty impressive before and after pictures as proof. I hadn't thought about using steam to clean with but was interested in the concept. Thought I would post this question so that I could find out the good and bad aspects of cleaning this way from people who do or have done concrete that way. So far it doesn't sound like the way to go.That's why I asked.
I will be washing and sealing concrete this year for the first time and want to know as much about it as I can.I own a Landa Plantinum that has steam capabilities and thought that if steaming was a sensible way to clean walks etc I was all set.

I still need to hear from those who use or have used V-Seal. They warrant their sealer for 20 years.I mentioned that 20 year warrantee to a potential customer today and boy did her eyes get wide.Personally I won't guarantee any sealing job over 5 years.

Again thanks for the info.

Rick,

Was that the gumbusters franchise you are talking about? Saw their work one time at a strip mall in MD. Terrible job was done. Even spoke to the owner. I asked him why the stains didn't come completely clean. He told me that they just remove the gum. If the client wants the concrete cleaned that they recommend pressure washing.
