Reaching top of 3 story building

What do you guys and gals use to reach the top of 3 story buildings to rinse them off with?

Short of buying or renting ladders or scaffolding how do you guys reach the top to rinse off 3 story buildings?

Oh and I do not wish to rent a highlift as the property management company would never pay the price.

So how would YOU manage a job that high?

Sure I might be able to climb onto the roof and rinse the top part down after I am done with the lower sections but what if I cannot get up there?

This job is not a wash but rinse only and it comes as a package deal, the concrete would only come to me if I do the buiding too.

I am biding against one other company so not as if many will be bidding it.

Jon, try 1/4 cup TSP with 2 gallon water, let it sit on a small spot for a few and scrub...

It is not what to use but how to reach that high.

I don't do stucco as a rule but they want it rinsed as part of the total job.

I do not have a way to get up that high.

You call yourself a professional, yet you look for a "non professional" (cheap/easy) manner to complete a job. You are also constantly telling us you sell on quality, not on price. Hell, then rent the necessary equipment, do the job right and well and be a professional. Jack up your price if you must, and if you don't get the job, remember, you sell on quality!

Professionals use quality and professional tools. Professionals buy quality equipment and not cheap DIY equipment. So, you still want a cheap way to do the job??

Luckyboy you may be able to use a 0-tip to reach for just rinsing or put a downstreamer with a 1/4in. hosebarb on the working end and connect to the end of your wand.

A 24' extension wand with a zero tip would probably rinse the top of that building somewhat............but it would be murder on your back!

A zero tip should work. You will have to just slowly back away as you come down the side. I've used this method on the back of some 2 story houses with walk outs. I can still hit the gutter fronts pretty good with a zero tip and thats at about 32 feet. If you're just rinsing, this would be the easiest way. I'm sure you probably got a zero tip. If you don't do stucco all the time, just be sure to maintain a good safe distance with that tip so you don't chip off big chunks.

Try the new and improved X Jet with the 4th story add on. You could rent a Cherry Picker at $400 per day. No problem about cost, the customer will pick it up ---right. Besides, with us guys over 55, we need all the help we can get from those masters of the all knowing. He should write a book on the way life works.

in the back of'cleaner times' a co. sells langths of threaded alum tubeing. get 2 8 ft langths
a 'add a handle' from ? you know. put a X-JET on the end and you should be able to shoot
over 50 ft. put a longer hose on the x jet and you could apply your chem also.
i know a guy here that uses a 10 gpm 4000 psi machine. His guys use pistol type wands with homemade tips and he cleans 3 story conds like i wash a truck[all from the ground,and dose a good job.]

try using and extension pole ,. I got a 24 foot for such jobs or waterfed pole which can reach up to 80 feet if you have one.
If it is stucco you need and attachment so it can role on the surface otherwise at that length you will lose you back , and remember the windows , dont get them wet or it will be a bigger mess at the end since they will spot unless you use your water pole with di water.
If you dont have this equipment you have to rent a lift.

Having seen the building this morning a lift would never work, a cherry picker would work in the front only, sides and back are not accessible, ladders only.

Customer would never consider the added cost anyway, I would have to absorb it and I would not consider that.

Seems like someone will support my back as I use an extension wand, or my helper can use it and I will just make support him.

Jon I would suggest the extension wand. I use mine all the time I hate ladders with a passion. I dont know what I would do without my extension wand. :)

I too use my 24' extension pole. It's unwieldy fully extended though. I prefer a 15 degree tip, better cleaning pattern.

I have extension wands in lengths up to 60 ft. They are a little more than conventional fiberglass aluminum ones but well worth the cost. These are quality units. Check out my web site or email me and I will give you the manufacturer's site as I am a distributor. Not sure it would be OK to post their site on here.
