best way to clean parking lots

im about to do a bid for an apt complex. there is about 450 parking spots. they are spread out around the complex. has the typical oil stains and grime.. what would be the best way to go?> i have some books now on some sufrface cleaners and they look great. also will a cold water power washer do a good job or is hot water a must?

Are they concrete or asphalt?? If asphalt, wouldnt sealcoating with a primer on the oil spots be the way to go??

You might want to try performing a search by keyword "concrete cleaning" and also "flat work." The search engine on this site is great and you will find tons of valuable information.

In most instances when cleaning concrete you will need hot water, a degreaser and a surface cleaner.

when you bid ,you should clean 1 spot[parking] first to show them what to exspect. You are not going to get them like new,just a lot better.
What about run- off of all this oil and chem.?
Dont get a bigger surface machine then the power washer can handle.
Think about rental equipment for this job.
Get a water meter for a fire hydrant some 11/2" fire hose and nozzle for after the surface cleaner.[for rinsing]-more water a lot less time.
one other thing i have seen where a contract cleaner has cleaned the spaces then painted rectangles where the oil is dripping on the concrete. Looks better-you make more $ and it cleans up easyer the next time. just a thought.

short and sweet, without hot water your in for a long hard job. Yes you can clean it with the right chemicals and cold water but if you plan on doing flat work invest in a good hot water machine, not a hot box but a full system.

Also a surface cleaner, if you are really handy and want to build one I can have Rick send you his plans, or if I still have them I can Email them to you.

Now as Ron mentioned, what do you plan to do with that water, not knowing the laws there I can only guess but you should recapture it and dump at an EPA site.

Check with the waste water department there. For that fire meter go to any fire department and ask them about how you got them.

Most will charge about $250 up for the use of them and then you also pay for the water. Can you rent a hot water machine? are you close to xxxxx? not sure but they might rent them or have a second hand one for sale.

One last word here, don't underbid as you will be spending a lot of time there if it has never been cleaned before.

Take before and after pictures and post so we can see.
