Bid on PowerWashing & Windows

I've got a building we are working on right now that is two stories high that we are power washing the exterior of.

The question I have is on the window washing side of the bid. This office building has 205 4 ft x 4 ft windows, half of these are on the second story. We've done windows before but we usually charge about $10 a window to clean them after we power wash an office building like this. Is this an excessive amount on a large window like this for this volume of windows? I'm assuming I should be looking at different prices for 1st and 2nd story windows, but like I said, this isn't our area of expertise. This guy likes our work so much he wants me to start cleaning these windows once a quarter. If I do this he says he wants us to look at doing the rest of his buildings in this commercial office park, which is like 22 buildings about the same size as this one. If that's the case I'm thinking about setting up a crew just to do commercial window cleaning since I'll have about 4,500 windows to clean a quarter in this office park alone.

Talk about falling into an a new business add on, huh? Any ideas on how I should go about pricing this per window?

That does seem real high. But the less you have the more you can charge. If they will pay that stick with it.

But I would bid $2 to $4 per window. One side! Closer to $2 though for that amount.

I agree. Thats still decent money if you do the math, and the windows wont be that dirty, since you will be doing them regularly.

Probably should charge more for 2nd floor.

Thanks guys, I appreciate the help. I'll probably end up coming in at around $8 per and just see where it goes. Like I said before I'm really not in the window washing business, so if he doesn't like the price I'm always going to be doing his pressure washing work because he loves the work we've done for him so far.

So if he pays it, we have a nice side business to keep the guys busy when when we're slow in other areas. If not, we still win because we don't have our guys doing something we're not really setup to do in the first place. Either way, we win. That's the object right? :)

If you can get them at that price more power to you, I would usally be at$2-$3 a window, remember comercial is so quick its laughable, no screens, no bored housewifes looking for streaks and most of all no husbands p.o'd at spending all that money just to keep their bored wifes happy (lol), anyway I digress if you can get it go for it, I know I would, make hay why the sun shines.
