Big job....anyone with experience in this?

I have been asked to bid on cleaning the ceiling in a new construction industrial warehouse type building. The steel beams and some of the joists have mud on them. The building measures 86,000 square feet. The ceiling is about 15 feet high if I had to guess. The concrete floor was just poured yesterday.

Well, my biggest question is pricing. I assume the best way would be time/materials. The contractor is talking to the owner today to see to what degree they want it cleaned. They are thinking about just cleanig the beams and not the joists.

Will cold water alone take care of the mud? I have hot water, I'd just rather not have it thrown in my face for hours at a time. The mud is not terrible, some spots worse then others. Then, after washing mud off the ceiling, I assume I would have to then rinse off 86,000 feet worth of concrete floor........anyone have a guess how long that would take?

By the way, the building has large openings (future loading docks) on several walls.....so, getting the water out is possible.

I'd appreciate any insight anyone can provide on this. I have never done a job like this, but this seems doable to me.....

BE SURE IF YOU RINSE THE CONCRETE SLAB .THAT THE WATER WILL RUN OFF INTO A DRAIN OR OUT THE DOORS . THE LAST ONE I DID I THOUGHT THE SLAB HAD A RUN OFF AND GUESS WHAT ? IT ALL RUN TO THE MIDDLE OF THE SLAB WORKED MY xxxxxx OFF TO GET THE WATER OUT .

For the mud cold water will work fine. If you have to get rust off of the joists you will need hot water. Time and materials would probably be the best way to do it. Give them a not to exceed amount. That way if you get to that point they can decide if they want to spend more money or not.

Question:
Since it's a new construction, and you wash the floor, the water will go out the door, where will it go????
Will you need to push the mud to a drain or off the pad?? Could be more work than inside?
Let them know in advance that all of the mud will end up on the outside.

There's nothing but dirt and mud outside this building.....it is still under construction. Nothing but block walls, ceiling and a new concrete floor. This guy could have saved himself alot of money if he called me before they put the floor in!!!!

Luckily, there is a water supply. And there is no rust on the ceiling, they just want to clean the dirt off of it. Nothing like a brand new building with mud and dirt on it before you even move in...

we cleaned over 1,ooo,ooo, sq ft of ceiling in 1 warehouse the problem is not cleaning the mud off , but getting rid of the water, believe me forget squeegeing (?) call a parking lot sweeper to pick up the water if there is access for it to enter the building also FORGET ELECTRIC LIFT water doesnt work wellwith it use a diesel lift and cover control box with plastic you will get used to the feel we charged 10 cents per sq ft for the ceiling and 10 cents per sq ft for floor we did about 70,000 sq ft a day

Have you thought about using air to blow the dirt off? of coarse it would have to be about 200 psi at about 20cfm and you would need a resporator and goggels.

We did same job not long ago. Opted to use air because of problems getting water out of building. Took a week to complete job. Very hot and messy.
