Deck help

Hello deck experts. I need help...

I have been asked to do 20 decks at a condo complex. When I say "do", I mean that some condo owners only want their deck washed and others want a strip and seal. These decks have been sealed with Penofin for the past 8 years by another contractor. Attached is a picture of one of the decks (they are all in relatively the same condition).

I've contacted Tracy at Sun Brite and recieved the "deck in a box" sample kit, which includes Safewash, Britener, Remove, and 3 different colors of Ready Seal. I plan to use these products, unless someone can convince me otherwise. For example, is Remove going to do a good job stripping the Penofin?

I would like to hear any and all opinions on tips/tricks for applying these products to expedite the job(s) without hindering the quality of the work.

Also, what color of Ready Seal is recommended for Cedar in MI (for anyone that knows).

Your suggestions are GREATLY appreciated!

16 days later and still not one iota of a suggestion?!?! I understand it's the busy season...I'm busy, too. Maybe the board should be seasonal? Close it down from say, Memorial Day to Labor Day? 'ts Ok, I got the help I needed.

Mike Gwas, I GREATLY appreciate your continued support and guidance. I only posted because I knew you were swamped that day and wanted to get feedback based on the visual aid I provided.

As per usual, the differences amongst the various PW boards continue to show their true colors.

Its not the boards fault your Q'tion went for 16 days with no answer,busy or not the fleetwashing forum is on the ball.It may not be what you want to hear but you'll get a answer,so do not judge us all by the colors we wear.

it may take this guy more than 16 days to get a Answer as to why.

im not 100% sure of what your asking but here it goes.
Buy the deckster from sunbrite.
Use it and follow the directions to apply sunbrites stripper. Cover plants. Pre-wet grass. If plant's need to be covered for more then 20 min, dont pre-wet. You'll cook them. Use canvas not plastic if you need to cover plant's for more then 20 min.
Use very low pressure to clean 600 psi should be fine.
Then go to greg's site "deckguide" and order a makita polisher/sander,the special backing pad,the custom de-furring pads.[yes it takes money to make money]
before useing your new power tool spend 15 min per deck re-setting the fasteners.[deck tune-up']
Then do your de-furring[sanding]
Then spray your BRIGHTNER.
When you called SUNBRITE and ordered your LIGHT BROWN you should have also ordered your moisture meter.
Ready seal NEED'S to be at 12% moisture or less.
Then when the wood test's at 12%[about 3 day's] you cover everything with 2 mil plastic and use a good quality duct tape that you dont want sealer to get on.
IUf your worried about overspray[the cloud of overspray can go over 25 ft] then also order a "hurrican brush" from sunbrite.
Ask Mike" about this tool.
Apply 1 light coat to floor. Spray or brush the rail/spindals so overspray lands on floor.
Then apply second light coat to floor.
Stand back and check your work. You may need a 3erd coat on the floor and touch-up on the rails.
All of this info would/chould/should be checked by TRACY at SUNBRITE.
IM SURE HE WILL AGREE WITH EVERYTHIUNG IVE SAID.
About $800 in tool's plus the battery,sealer,stripper,exstension cord,maybe a generator,brush's,plastic,duct tape,tarps.
Use this info to get the job.
Never store anything that has sealer on it[rag's ,tarps,ect...] in your rig. It can catch fire all by itself. Garbage bags and get rid of them.

I did 80% of what you recommended (at Tracy's suggestion). I did the deck in the picture yesterday. I also received a tremendous amount of help from Tony C aka APlus.

I will be picking up the additional items you suggest, such as the makita, pad, etc. The only variation is that I think I will be rolling/brushing the Ready Seal on. I know this is more time consuming, but I feel the end result will hold up better since this method "forces" the sealer into the wood. Also, I think the additional application time evens out for the lack of having to cover everything up to protect from overspray.

Finally, I am building a sprayer on a hand cart, using the sur-flo pump, hoses, wand, battery. I can do this for less than $200 as opposed to the $500 Deckster. I would love to get the Deckster, but...one thing at a time.

I see what you mean Dan by !!!,lol.

as to why snorels are aloud in the pool area,not as to why he didn't get a answer.I didn't realize some would see it the wrong way until I reread it and the cartoon,sorry,my fault in bad judgement............besides I thought you could read my mine,the guy in the water doesn't know he's in for a true awakening,the guy on the slide already knows his playful day is coming to a END.

now who would you rather NOT be .... the dude on the slide or the dude with the snorkol in his mouth ? LOL

Guys, I'm loving that Hurricane Brush. I sealed a deck floor with it today in 30 mph winds. The winds were so strong, everything I sat down on the deck got blown away. The brush works great. Of course, spraying is faster...........but this uses less product and you don't have to set up for overspray.

By the way, this deck was dry under 24 hours after I washed it. I went back the next day because I was in the neighborhood, and it was below 12% moisture. Point being, three days is not a rule............some are less, some more. If the weather is right (low humidity, warm temps at night, some wind maybe) the deck will dry out faster.

mike ive forgotten, what do you se to pump your sealer?
Post pic's and spec's if you will.
Whole set-up of your seaer set-up.

I use a Deckhand sprayer. Pretty standard thing...........i dont have a picture of it. I use the spray gun from Sunbrite's Deckster sprayer............its pressure is adjustable with a little dial on the side of the wand............pretty cool.
