Doggy Daycare Asphalt Cleaning

Hi!

I've got a cold 4/3500 washer and have been asked to bid on cleaning an asphalt parking lot at a doggy daycare business. The owners have it caged off, about 2000 sq ft. There's a small area they have covered with gravel that will be removed before I get there. The lot was sealed in the last year or two. There's no greas spots that I could see, course I couldn't see below the gravel.

Anyhow, I've searched the archives on asphalt cleaning which has yielded:

- don't use degreasers, they also dissolve asphalt (although over the counter asphalt cleaners have them)

- asphalt is soft, so don't use anything that will streak or damage it (no close wand, no circular cleaner, turbo maybe at a distance)

- check with the authorities about runoff regulations

- caustics might work

So I'm thinking spray on some TSP, let it dwell and rinse off with a distant wand or turbo. Like maybe a 40 wand high enough not to stripe. But I've got a dirt killer turbo too.

It's likely to be in the forties when I do this.

Oh! Dog crap stains? I would think they would come off easy, but if not I could spray on an enzyme stain remover, which would eat the organic stuff and not touch the petro based asphalt.

Suggestions?

at 40 deg.

outside temp, i would have no prob. with useing a surface cleaner and warm/hot water.
I would use a good quality truck wash[delco's R109] in my downstreamer and run it right threw my surface cleaner. Starting from where it will drain too, back,then rinse from back to where it will drain[do it in sections].
The other thing i would think about is use the R109 in the downstreamer and wand it down to apply. Then just hook up a 1 1/2 line to a fire hydrent and rinse it down. The pressure and volume from a 1 1/2 hose and nozzle from most hydrents will be more then enuff to get the job done in a hurry.

R-109 is billed as a 'powdered degreasing detergent', so you're saying with the temp in the 40's (it's in a week or two, so could be as high as 55, but doubt it) the degreasing properties won't harm the asphalt. Likewise the pressure of a surface cleaner wouldn't damage it.

I've got a dirt killer turbo. With my wand I'd have to prespray then rinse. Would that work and be safe?

As far as the fire hydrant goes, there's probably one nearby. But I don't have a fire hose. Maybe when I get close to being done, I'll just set a dog turd or two on fire and wait?

PS: I don't know much about asphalt sealant. Is it possible to damage it?

By the time you strike two or three boxes of matches or run out of gas in the blowtorch to light one dog turd you'll forget about number two,besides want be enough smoke in a dog turd to call it a fire.

Seems your all fired up to use dat turbo you got,you ever see what a turbo can do to a dog turd,better leave it in your toolbox unless dat dog turd is hard as a rock.

More then likely this will be done only once not every week or two,the R109 will be ok to use,its not like your degreaseing a oily motor which you would use a higher mix.A surface cleaner can also be used as long as you havn't got O-tips in it unless its deep enough dat is,25 degree would be my choice with hot water.

You can also use the turbo IF you know how to use it or wand it with 5 degree,,,,10,15,25,35,40 in the 4gpm range,you can wash it with coldwater,in some cases it cost more to use cold water then hot as in speed and more chemicals.

asphalt sealant. Is it possible to damage it? ..yes

I'd be careful with chems you use as to not leave toxic residues behind that the doggies won't like.

I think I'd first try a detergent blend with a little bleach in it. Spray it on with an xjet, and let it dwell about 10-15 minutes.

The detergent should help lift the stain, and the bleach will deodorize and disinfect the surface.

Maybe one of the flatwashers on this board can provide a more definitive answer.

Dan, I just cleaned a kennel with asphalt sidewalks. I simply used some car soap in the injector and then rinsed it off. I do have a surface cleaned and I used 25 tips. It was fast and easy money. The fire hose isn't a bad idea for rinsing.
