HELP!!! Big @^)#*@&$^ Brick Building!!!

Need some advice guys....Going to tackle a brick building that has 10,500 sq. ft of brick surface and 22,000 sq ft of concrete. I have already figured the concrete at .10 per sq. Should I do a little lower? It is not too bad dirty mostly dirt etc. For the brick....HOW MUCH DO I CHARGE FOR IT??? IT HAS SOME MORTAR TAGS BUT MOSTLY JUST THE LEFT OVER CONCRETE STAINS. It is red hard brick. What is a good cleaner for this type of brick??? Will have to rent a bucket truck also. It is 20 feet high. Please throw some advice to us poor pitiful little people...

Hi Dennis,

I would do it on a time and material basis. You do not need a bucket truck for only 20 feet height. Stick built scafolding with casters will be better and less expensive to rent. We would use a 5 man(persons sorry Gloria)crew. 4 up(2-2 man teams)and one on the ground being a gofer.

Remember that old saying "How to do you eat an elephant? One bite at a time!" This job really is not any different than having several little jobs all together.

Thanks Dave, I believe we will need a bucket truck...there is quite a bit of stuff around the base of the building and no way to move the scafolding except to brake it down each and every time. A scissor lift would not be able to get close to the building either. So thought a small bucket truck would work best.
We realize this job is going to take awhile. Can you recommend a chem we can use? Wonder if there is a good enough chem where we could use the X-Jet..shoot the chem up there and then use the extension wand to rinse it off?
We are ready to give a bid and really need some help here so that we don't under bid ourselves and work for 10 bucks an hour. :(

Keep in mind Dennis, if you must work from a bucket your productivity will suffer! Just one of the reasons I would only do the job on time and material. You won't know how long or how much equipment it will take until its over!

In our area there is a company that rents lifts of all types and sizes (RSC). They are probably in your area also.

I haven't a clue on the brick, never had the pleasure of that large of a building. As for the concrete, stick with the .10/sq ft price range. May not look dirty, but dirt, sand, etc. is hard to push on that much concrete. It really builds as your moving along and gets more difficult to wash. Whether dirty or not, you still have to cover it all. Also, you might want to put a high pressure ball valve at end of hose so you can shut off pressure and change from surface cleaner to wand and back with out having to run shut down machine 20 times.

Yes i agree a manlift does slow productivity down alot, but the way i look at the big jobs i use my lift on is, i could be at home not doing anything or working on a smaller job that probally wont pay as much. any work as long as it is profitable is worth the effort to do.

Update:
Thanks to so many who responded here and by email!!! We completed our bid and sounds good that we may get it. Some details: There was 22,069 sq feet of concrete and 10,500 sq of brick. We bid .10 per sq for the concrete which included sweeping, laying down some brightener and pressure washing. We bid .18 per sq for the brick. You guys can do the math. We found a chemical Sure-Klean 600 that would work well. We will NOT be needing bucket. Plan on using an X-Jet to put the chems up there and an extension wand to rinse. Was advised on numerous occasions NOT to use a turbo. {sorry} Called several brick and concrete folks and they all pretty much had the same advice. Use chems, little pressure, rinse rinse rinse. Will keep everyone informed of our progress and if Glo Glo accidently cools herself down with the 5 gallon bucket of acid!!! She loves the wet t-shirt look!
