I charge a $1.50 per minute for the first 5 hours and $1,00 per minute after that plus supplie's.

Be careful bidding by the hour, the faster you get, the less money you make.

Without walking the deck, given the sq/ft, I'd got about $650 figuring work time of 2 hrs cleaning and 3.5 hours prep and staining (by hand). With the PITA factor of ancient wood, nail setting, rail sanding, and extra stain, I'd add $200. A gentle touch with 40 grit paper on the orbital will make short work of the rails. All-in-all I'd bid a flexible $850 factoring in a full priced house and roof wash.

As for the health hazard about treated wood... they stopped using arsenic in the 80's. It never posed any real threat to anyone (unless they eat decks), although it did cause some runoff issues.
