I know there are a few companies on this bbs that do Log Homes.
What would the normal price for stripping, cleaning and sealing about 3000 sq. ft. of surface on a log home.
Someone called me to finish up a job they started several months ago, but I declined. She took on the job from a large Real estate chain that we all know real well. The home was a real dark colored wood and the girl said she used a stripper from Lowes. It didn't appear that it took off more than about half of the stain and the girl sanded most of the remaining seal with a small hand sander.
I don't want to tell anyone what she took the job for, but when I saw the house and heard she was charging $1500 to do this labor intensive job, I nearly passed out.
I would have figured the job for cleaning sealing and staining this log home would have cost the owner no less than about $10,000.00. to $15,000.00 and that's if the owner supplied the silkkens stain himself. I thought this work was normally started at about $5.00 a sq ft.
About how much am I off?
I told her that the owner should have called someone that specialized in this type of work and told her about some of you guys.
I wouldn't have touched this home with my business unless I had a complete crew.
I would like to give this girl a better idea of what the house would have normally cost, if done right.
Anyone have any suggestion?

Hello Richard,

I just saw your post and am quite surprised that no one jumped in to answer it.

First, let me say that most people just starting into log homes figure square footage the same as they would on a stick built home. By doing it this way, they could be of a 1000 sq. ft. or more. One running foot of 12 inch log can contain 1 and 1/2 square feet of workable surface. You have to account for the radius of the log.

second, you didn't say if she was stripping sikkens off in order to apply new sikkens.

Anyone in their right mind should know $1500.00 to strip/seal would be out of the question, including the home owner. This job could run anywhere from 15.000.00 to 25,000 depending on the correct footage and weather or not your stripping sikkens in order to reapply sikkens.

Our last Sikkens job (about 3600 sq. ft.) ran the home owner $28,000.00.
