Maintenance plan

What kind of maintenance plan do you guys offer on deck restoration?? I was thinking about coming up with a monthly fee to go check the deck out once a month and just do reg. upkeep to the deck. Then every couple of years restore it completely, stripping it down and reasealing/coloring it, all for a low monthly fee. I'm not sure if this would be profitable or not or if it would even sell. It seems like a lot of work to go check the deck every single month so I was also thinking that maybe it would be better to spread it out into three, four, or six month increments; a surface cleaning every three, four, or six months and the resurfacing every couple of years. I'm just so new to this market that I don't know what to offer in a maintenace plan but I've seen many of you write about such a plan. This website has been a goldmine for help. I appreciate everyone who has replied to my rookie questions. Thank you so much!!

Our maintenance is far less intense than that. After initially cleaning & staining a new deck or a strip/restain on an aged deck, we will suggest to the homeowner to schedule just a light wash at one year. The second year we do a percarb wash on the whole deck and a light "refresher" coat on the horizontals if needed. Year three, light wash, year four, wash and freshen up stain on both horizontals and verticals. If you use good quality products, that's all that's necessary - stripping a deck too often will cause more problems that are needed.

Wood restoration isn't rocket science, but it is definitely different than other sectors of power washing.

I've posted this before, but will add info again. We do an annual maintenance program for our clients. After the initial restoration/preservation process, we offer a 5-year warranty if the client chooses to participate in annual maintenance for the following 4 years. There is a fee each season, and 100% of our clients agree to the program. Our attrition rate (those who drop out) is roughly 3% annually. So far, the program has worked great, with obvious monetary & promotion benefits. The plusses are the "guaranteed" spring income, keeping our competitor off the deck for 5 years, as well as the additional work (siding/cement cleaning; neighbor interest, etc.) picked up during the maintenance period. Works for us!!
