a family friend is the maintenance supervisor of an apartment complex around town. He told me that they where looking to get the whole complex pressure washed by the spring so he told me to submit a bid and he would try jis best to get it accepted as long as the price is reasonable. The buildings are about 50 feet by 30 feet and theres a whoping 37 buildings. the buildings are three stories high and all vinyl siding. My friend told me the last time they had to do them on their own and it took them around 2 to 3 hrs each building. The only reson why they didnt get done this past year is because we where almost in a drought and there where water restrictions , so now they need to be done and the owner just wants to pay a company to do it, if i get in the right bid ill get the job before anyone atempts the bid being im a good friend so please if anyone cam help me or has done anything like this before please reply or email me at LSRACR@aol.com or feel free to call me at 757-358-1571

If you think you can do the buildings in 3 hrs a piece I would charge $100.00 x 3 = $300.00 each plus they would pay for a lift to be used. Going by footage I believe you will price yourself out of the ball park 30 x 50= 1500 linerar ft per lever x 3.00 per linerar foot for it being a three story= $4500.00. Wow I know I wouldnt pay that much so I wouldnt use this pricing method. Figure your time plus lift and I think you will come out alright on this Even at $1.00 per Linerar ft it still comes out to $1500.00 dollars per unit. It is vinyl so it should go pretty fast with a lift. $300.00 x 37 units = $11,100.00 and at this time a year when washing is slow I would probaly do it for that price. :)

Curious to what others would charge on this one myself:)

without a pic

you dont know if you can use a lift?
You stated that they had to do them themselves and it took between 2-3 hours.
Well i dont know who "they" are or what equipment "they" used or how well "they" did,but 2 hrs. is pretty good time.
Next is overspray. Are the cars going to be way out of the way?
Delays are where the time thing will eat you up.
Also with a lift you need a second guy.
I feel a 72 inc lance and a x-jet could get the job done.[maybe not]
This keep's the same amount of $$ in your pocket [more if you dont need to pay a second person]but lowers the over all cost to the customer.
You did not state the condition of the facia and gutters.
par.pro wash is some what confused.
a building 30 x50 is 160 lin ft not 1500 lin ft.[1500 would be the sq ft of a driveway that he would charge .25 cents a sq ft to wash with his surface cleaner] LOL
the lin. ft is 30x50 plus 30x50 =160 lin ft. x $2.50[3 story]=$400 per building x 37 buildings = $14,800.00
Now if i were hungury for the work and the gutters did'nt need anything special, i would go to $2.00 a lin ft. x 160 lin ft
and get $320 per building x 37 = $11,840
So it works out to be around what par pro wash would charge but i think if you were to write it out my way, showing the $.50 per lin ft discount, you might stand a better chance of getting the work.
Thats $900 per day for 13 days to get this job done and ='s about $100 per hour. Chem,fuel,set-up,breakdown,maybe a helper if you need the lift, you made no mention of WATER supply, special chem for gutters, time wasted for windows not being closed and cars in the way, covering everything brass plated,ect......
So my opinion if everything is the way "i think it is" I would go with $2.00 a lin ft. plus cost of lift if needed. I would prefer to get the $2.50 per sq ft if i needed a ground person and lift.
$12,000.00 if no lift.
Remember that 50 cents per lin ft on this job ='s $3000
If i could just x-jet them,no lift,no helper, easy water,no bull with cars and windows,no special stuff for gutters,if were to get paid at the end of the job[no waitting]and was sure i could get 4 done a day. I would set the price at $10,000 BECAUSE I NEED THE WORK.
Rick,i was busting your chop's.
If you can get $4500 for washing houses that are 30 by 50 i need you as my salesman, ill give you 10 percent. CASH. Make that 20 percent on the books.

You might also want to try to determine how much they have spent in the passed doing it themselves.

How much does your friend make with benifits, how much help did he have, did they use a lift, what type of equipment did "They" use?

Was there other projects that did not or would not get done when/if they do this work?

You may find this information may help sell the job to your friends boss!

My pennies worth :)

Ron keep me on my toes. If you notice I posted that at around 1:30 am and was a little  however I got close in the end sorry I was dead tired and knew what I was thinking but didnt type it out that way. Fell asleep at the puter right after I posted and woke up at 2:00 am and went to [tie] now I am a little more refreshed I would say ron is right about right man I cant believe I multiplied 30x50 instead of adding them. Havnt really given a bid that way in a while and I guess it shows. Last yr I did mostly wood restoration so I had to add all the sq footage up so as to know how much finish to buy oh well thats what I get for posting dead tired. I finish babbling on now. :)
