parking deck pricing??

I've been PWing houses, decks, driveways, and fences and price on the fly. I have recently been given an opportunity to bid on an 80,000 sq ft parking deck. I have a 3700/4GPM and a 27" surface cleaner, but no hot water. Gum is not an issue, but the lower levels have a lot of oil build up.

Any ideas on time required? Price per sq ft? How much area can I cover with concrete cleaner before going over with surface cleaner? Do I need to wand behind to blow away excess dirt (I have to do this with driveways)?

1. Make sure the drains are in working order.
2. Break the area being cleaned into sections.(80000 sq ft divided by 8 days= 10000 sq ft per day) Allow time for cars in way, backed up drains, water source, etc.
3.You can charge many ways, but I've found sq ft is the easiest. 5-25 cents a sq ft, $8-$20 per space, or by the day $500-$1000 per day.

Oh boy.....letting water go down the drain is not a good idea, and is, in fact, illegal. I'm not going to say whether or not you should let the waste water go down the drain.

But you need to think about it, and whether or not you should take that risk.

There are a ton of other issues as well, and I think you should use the search function of this board first, then ask any unanswered questions.

A parking structure is not going to be an easy task for you. A cold water machine is not likely going to provide the results you are looking for. Sure you can increase chem strength to help compensate, but then again you increase the toxicity of your waste water discharge.

Just a thought

What about the walk behind scrubber that collects the water? or better yet what about the riding scrubber?? Pre spray the bad areas with a good degreaser let soak for a while then ride and scrub, if there is enough money for it in your bid.
You can rent these machines from janitor suppy houses.
These machines will save you labor. Its not really pressure washing but if used correctly you can cover a ton of square footage quickly and clean well too.

Just a thought!

You are going to HAVE to address reclamation or at least diversion for evaporation, particularly since you are in our State's capital. If the EPA was going to pop anyone, it'll be in Raleigh!

A small reclamation system can be put together for not a low of money (particularly considering what you're going to make on this one job). You may also want to consider getting a hot box for at least the levels with the bad oil.

And finally - in your area you can probably get .8 - .12 / sq, maybe more if you push the EPA compliant button :)

Except it's in Canada, and it's 400,000 sq.ft.(large hospital)
Average cleaning price for comercial concrete .50-.75 per sq.ft.(not including gum)
And all my customer really wants is the gum removed!
Any thoughts?

If you can not use a bunch of water and need to remove gum stains check out using a vapor steam cleaner. We have one and it comes in handy for those special requested jobs.

I have learned over fifteen years in this business pressure washing units do a great deal of work but you need some cleaning equipment that gives you the advantage over your other bidders. The specialty work! and it pays well sometimes.

If you get that job at $ .75/sq. ft., you could take a year or two off when it's done. Good work if you can get it!

Negots have broken off for the weekend, we are below .75 but still at a point where I can take time off!!
Things are looking good!!!
And the second garage is now in play, I can see my Handicap next summer
is going to way down, beltline way up! [white]
