Runs on the vinyl siding

ok i have looked for a about 30 min. now using the search feature and can't find what i need so I'm just gonna ask!

i have cleaned a lot of houses and recently i have found that after i clean them stuff is running out of the drain holes on the bottom side of the siding. after i wash a house i always do a walk around with a rag to wipe of the runs but often i get called back out because after i leave it continues to leak out and when i go back the next day the stuff is dry and can't be simply wiped of i have to apply chem and do the whole process over on one little spot
i need help this is costing me extra money because i'm not just going to leave the costumer unhappy so it's something i have to do but is there any thing i can do to prevent this from happening

any help would be great
thanks guys

What is your method for cleaning? Sounds like too much pressure causing water to be forced behind siding.

thats right to much pressure pushes the water behind the siding and picks up dirt back there then drains and stains the siding.

i had a nightmare house one time it was all white very old house and huge. whatever they had used behind the siding either tar paper or something drained black streaks down the whole house it took me hours to go back and wipe it up. the only thing that would remove the stains was CRL.

try using a better chem or let it sit longer to work and hit it with low pressure or stand further away with the wand. sometimes it takes alot of pressure to make it look good but if you have to go over it with a quick brush then hit it. yull also find on the newer homes they dont have that problem because there still pretty clean underneath.

i have a 3,500 Psi enclosed trailer unit with a 30 gal. chem sprayer. . . i usually put my chem in a portable pump sprayer and i apply it it (how much depends on how dirty but i normally use quit a bit lol then i scrub the soffit andd gutters then move down to the sidding (top to bottom) then i fire up the power washer and rinse it off i will admit i normally do get pretty close to the siding is this bad????
And first choice i watched the video on your web page lol very funny but looks a hell of a lot easier than my my scrub brush technique . . . if you don't mind and aren't to bust do you mind tellin me what it is and how it works?
thanks guys

That must take you forever. You should never need more than a couple hundred psi to clean siding and it can all be done from the ground.

well it took me just under 5 hours to do a pretty big two story . . . is that bad or good???? i don't do every thing from the ground if its a two story then i use a ladder to get up high because i don't have one of those huge extension wands. how does that ball valve thing you guys use work cause it looked a hell of a lot easier then what I'm doing (if it's not like a big secret or any thing lol )

you need to get yourself a x-jet i very seldom use a ladder now unless i have to scrub a nasy area or high gutters. i have the wand but ony used it once after i got the x-jet.

Make sure your not spraying into the seam of where 2 pieces of vinyl meet. On the side of the house, you start at the front corner, and work you way to the back spraying the house at a slight angle. If the vinyl contractor is worth anything at all, the seams will face towards the back of the house.

Give me a call. I will tell you what we use. Can't mention it on this site.

And yes 5 hours is long. Most houses we do in 1 - 1 1/2 hours.
