Sealing a tile roof?

I have a tile roof in need of cleaning. After I have it cleaned, is there any kind of sealer I should or could put on it? Is this something that is done? Thanks for any help.

Thanks for the help Jim. I checked out the site and I don't think thats what I need. I am basically talking about sealing it in a way one would seal a concrete or brick paver drive. Basically thats my question. Is this something that you pros do and/or reccomend? Is there any benefit or will I just be wasting my time?

Painting tile

I have seen some clay tile roofs that have been painted a high gloss green. Any idea how this is done?

Intersted too if a tile roof can be sealed and what benefit it would have for a tile roof. Small just 2800 sq/ft.

I sealed a 7200 sq/ft tile roof last month with Sherwin Williams Loxon conditioner. They say it should last 3-4 years. I used 25 gallons of sealer. I used an airless sprayer to apply, it is slippery when wet!

Sealing a tile roof is apparently not recommended as it locks in the moisture and will cause the roof to sweat. Pressure washing is recommended but take care where you step. In the middle of the tiles and on the bottom 3 inches.

Behr makes a roof paint specifically for tile etc. According to Sherwin Williams, after you put a oil based sealer on the tile you can paint it with any exterior paint.

That being said, tile roof is not supposed to ever be painted.

My customer wants a high gloss hunters green. We have an office building that did it and it looks GREAT.
