Strip Malls

Hello Everyone:

I'm bidding on 4 strip malls. 2 are somewhat new and the other 2 are well established and very busy (a good amount of gum & stains)

I ran a search on the board and was able to get quite a bit of info. The price per square foot was ranging from 5 to 10 cents. I am aware that much of that depends on the area/market that your in.

My question is, this property manager wants the storefronts washed down, the windows rinsed of any splattering and permanet fixtures washed as well. (seating units, trash containers etc..)

He is also asking that we take measures to reduce the amount of water that would enter the stores. (taping the door sweeps and I will be supplying the tenants with absorbant pigs to place inside the door sweep after they close for the night.)

In the price range that I just spoke of...is this storefront "washing down" typical or do you add to those prices for the additional work thats involved?

Any job I do if I splatter dirt I rinse it off at no charge.

Windows I wipe bottom if it gets wet but I don't do windows lady!

Way I see things in the business is sort of the same at home.

You open a door, you close it, you turn a light on, you turn it off.

You use the last ice cube, you make more ice cubes.

In so far as stopping water from getting under doors, a hazard of the industry, the trick i learned was from another here and it works most times.

I too would like to know what others do about these things, do you guys/gals charge extra or consider it part of the job as I do?

Now offering the customers absorbant pigs to me is a step above and just might seal the deal. Never heard of anyone doing that before.

My thoughts only here, others will and do have opinions that differ from mine.

I dont know but if I read this right they want the building washed as well as the concrete walks, I would price this as two differnt things as not to include in just the concrete. I would price this as if I were washing the structure and then the concrete so as the customer could see it broken down that he is paying X amount of money for the walks and X amount of money for the building. That is how I would do it.
Windows on the other hand I would include in the building and all I would do would be to soap and rinse I dont scrub windows for nobody nohow. If they want the windows done better then they should hire a window washer I am a pressure washer.

Paradise I think what she is saying is talking about is overspray and/or the little dirt that gets onto the walls when cleaning. As I mentioned I just rinse it off as part of the job.

If as you read it she means to clean the entire malls walls yes indeed a whole different job.

I am more then willing to drive there with my rig and do the job since you specialize in fleet work.

Keep in mind a few things, milage, lodging, meals round trip. Cost of the job plus any profit above that you want.

I get paid upon completion of job, not when customer pays you.

Jon I may have misunderstood so to make it up I will have to drive up and help you on that job now where did all Bridgetts profit go. Same expenses as Jon I just dont have to drive from California just from Tennessee

Paradise,

I could use help doing that job, with two of us using surface cleaners and two helpers rinsing we should be able to knock that baby off in a few days.

I am sure Bridget can line up a couple fleet washers we can teach to pop off gum without leaving zebra stripes!!

Would be very interesting work.

There is plenty here in Michigan to go around. But beware...you may come here and never want to leave. So be prepared to pack up the wife and kids. We have it ALL..Don't we Gordon?

We have your lakes, we have your sand dunes, we have your ski resorts, we have beaches and believe it or not...we have mountains too. We have ALL 4 season's to boot.

We have Indy, Red Wings, The best in college basketball and a U of M football team (GO BLUE!!!) that can kick some serious tail.

We have work up the ying yang and at premium rates (ain't that right Gordon?)

I haven't even touched on where to eat. You want Tennessee BBQ. Red Hot & Blue is the place for you. You want Caribbean...Bahama mama's will serve it up right. You want down home southern style fixin's....Steve Soul Food will have you lickin' your fingers right down to the bone. Hey Gordon...lets take them to The Allen Park Bar for the 3lb ham sandwich...if they finish it their meal is free...hey, that's the ticket...wouldn't cost me a cent.

Michigan would welcome you fine washers without a doubt, but ya'll have to fall behind Gordon...cause he's Da Man in these parts.

To clairfy the customers request.

The cleaning of the windows will be the responsibility of the tenants...they will have them cleaned after we have washed the concrete. The customers just wants the windows rinsed.

The actual storefronts are to be washed to a degree. i.e. the grocery stores and high traffic stores have spills on the walls, this will need to be washed off. The benches and trash cans will need to be washed as well, seeing that just spraying water on them won't get them clean.

Bridget, sorry but all that food you mentioned is not stuff I like, how about sweet suace on Ribs, sweet cole slaw, sun tea, NOT SWEET TEA.

I suppose the 4 seasons would be a welcome thing for me, just sort of block out that humidity please.

Ok, business now, are the benches concrete, wood or steal or a combo of them? Most should rinse off unless gum is on them.

Yes if the buildings need cleaning, even partily then she should bid that seperatly or at least be sure it is pointed out in her bid as a seperate job.

I think we are ready to [bp] then when done [tie].

I wonder if United Mobil has a Real Estate Department that handles the sales of our homes? A lot of major companies do, I think they are called relocation specialist.

Red Hot & Blue has the best ribs, coleslaw and baked beans around...(well, wait a minute....I make THE best baked beans, so I'll make us a batch to take along)

Our tea comes both ways....we make it the way you like it. (Michigan is the please me State)

Ya know....Gordon and I would be more than happy to pull off a party for all you board members...you just say when! [bp]

Business as you say first, concrete and steel benches not hard to clean, wood you need to ask those that clean and refinish wood, not my field. All I would do is damage it and I admit to that too.

Man Lets Party just wondering Bridget do you folks have good Bar-B-Q. Everybody knows that Memphis TN is the Bar-B-Q Capital of the World hands down. Man I love that cold slaw and baked beans. Skip the lobster and pound cake, well if U want to do the cake fine but do bring 5 gallons of pure, unadultered maple syrup, run though the sieve only, just like we used to get from friends years ago that had a maple farm.

So when is the party going to be?? I assume the whole board is invited?

Hey I have friends growing spuds in Wyoming, they will bring some back for us around Sept or Oct. when the weather gets a bit to cold for them there.

Snow birds, houses next to mine here, Wyoming and Idaho. Anyway skip rice, get it almost every day here, corn ok too.

STEAKS, YOU BET, I like mine THICK, warm and bloody.

We keep this up this post gonna be moved to STB.

We don't we all just send Bridget a list of all things each of us like and don't like and let her sort it out!!

Pure maple syrup, heck gal I'll drink it right out of the pail but I love the stuff, never buy that sugar water in stores. Stuff I get now comes from Canada but still not as thick as it should be.
