Stubborn vinyl siding

I've got a house that has some type of drain coming from the room that is dripping down the entire side of the house and has made a real mess. I guess it is from the HVAC in the attic because there is a gutter on this side of the house. I use bleach to clean vinyl and that cleans under the worst conditions. For this line down the house I have scrubbed with a brush using TSP, Gutter Zap, and a degreaser...without diluting. Still can't get it clean. I'm wondering if there is another product I can use or if I tell this guy to get the situation fixed and put on new siding :)

Chris do not give up the ship,degreasers are not made to remove rusty looking stains made from water dripping,acid is.

I have in the past used ajax powder to remove tuff stains from vinyl siding. Put powder in 5 gal pail, wet it so its like a pasty/ glue and get a scrub brush and extension pole. Scrub it in a side to side manner and you would be surprised at the results. Has worked on black stains from chimney on off white/ beige siding for me.
P.S. Do a test patch to make sure that you dont ruin the siding first.

More than likely, you are looking at rust from the drip pan under the ac unit. Oxalic acid will remove the stain. If you don't have any, HD sells Rust Aid for about $10/gal. Rinse well and do not allow it to dry on any glass.

I use oxalic, but what I want to add is that I always tell the homeowner that they should have an HVAC guy check the furnace/AC/humidifier/water-heater pan. Of the approximately 20 time I've seen this problem, twice it's been more serious than the drip pan and the customer was quite grateful for the heads-up.

I suppose I should have elaborated. If water (condensation) is coming out of the drip line in the eaves, the reason it is rusty is because it has been in the overflow drip pan. If it has been in the drip pan, it is because the primary condensation drip line is plugged, causing the water to back-up into the pan. Where a homeowner can have REAL problems is if the pan fails - they will then have rusty water flowing through the ceilings inside the house.

I cannot belive you guys! Bleach?? washing a house? Sorry but I think that is so not pro.! There are several very good products out there.I go with "Clean Cargo"@ 50% dilution and down injection. any bad stains, "aluminum brightner"! will remove even creosote! The CC has MS in it plus additives to remove "touchless" as it were, all crap. I was out there in the day figuring all this stuff out via try and err. 24 years out PW'ing. anyone can use bleach. have you ruined any bushes yet? Better yet i want to see your clothes.

I guess the young feller did ok on his website when he said "so call professinonls",I'm not a bleach user either.

I don't know where "nys" is, but in the south, if you do not use at least some bleach or chlorine in you housewash mix, the house will need to be cleaned again very soon. I have been full-time washing mostly residential for 7 years and I can tell you that with the proper equipment and technique - it works.

We have never killed a shrub (not to say we have never stepped on one) and we wear dark blue uniforms from Dickies.

With all due respect in 24 years you never learned proper technique for using bleach? As Jon mentioned above it is all about proper usage and dilution.

I can't see how Clean Cargo is much Different. Here is info from MSDS on Clean Cargo...

Causes eye irritation: Symptoms may include pain, redness, swelling and possible tissue damage.
Causes skin irritation: Symptoms may include pain, swelling and redness.
May be harmful if swallowed: Symptoms may include abdominal pain, nausea and diarrhea.
Inhalation of product mist may cause respiratory irritation: Symptoms may include coughing and difficulty breathing. Contains sodium nitrilotriacetate which has been shown to cause tumors of the urinary tract when administered at high levels to rodents in laboratory feeding studies.
Do not get in eyes, on skin, or on clothing. Do not swallow. Avoid breathing product mist. Wash thoroughly after handling.

i use 12.5% sodium hypoclorite in various proportions, i have only been doing this for 10 years but in the south where mildew is at its worst you must use (bleach)or the customer will be right back on the phone in a few months,pissed off!!!!...in short,this works for me

In live the south and find that statement untrue,I've never used bleach and never have had a phone call in a few months to redone.
