Wash New Building

MR CLEAN

My biz is window cleaning, but a client ask me if I could pressure wash his new building. Two side walls are 65ft x 8 1/2ft = 1105sqft and front / back walls are 70ft x 8 1/2ft = 1190sqft Ttl of 2295sqft. Out side walls are really dusty. What is the normal charge per sqft, I would be renting the equip. also for the hole day. This job is located in Indianapolis.

I just washed a commercial TSC building and charged $3.00 a linear ft. and took in to account the height, which was 24', and times(x) the linear footage by 2 for the 2nd story so to speak. 150'x150'x100'x100'=500 linear feet x $3.00 per foot = $1500.00

New construction brick is not a typical "housewash". If you are cleaning mortar smears or tags, it is going to take acid. Depending on whether it is Type S or Type N mortar and how long it's been layed, it can take you a day or a week to remove said messies. It will also change the dilutions and applications of your acid. You'll need a way to apply the acid (example x-jet or pump up sprayer with specialized fittings) Further, if it is a commercial building, is it standard brick or larger architectural bricks? Are they glazed, fired or sand-faced or worse yet - custom stained? Is the mortar color consistent or is it also tinted?

Just as all glass is not created equal, all brick is not created equal. Saying you're going to power wash a new brick building with a rental unit is like me saying we're going to do a new building's plate glass windows with a bottle of windex and paper towels.

Sorry if I seem to be a little testy, but if you're not insured to clean this brick (including care, custody and control clauses or riders) and you don't have the proper equipment and knowledge of the substrate & chemicals, you might want to hand this off to a pro that does know until you can get up to speed.

In his first post it said that the walls are really dusty. Sounds like it just needs soap and a good rinse. Shouldn't take more that 2 - 3 hours the walls are only 8' high so everything can be done from the ground where you can work fast. If that’s the case $1.00 per foot is a good ballpark price. Aim high you can always come down on a price but never go up.
