Hey Tim, I was in a paint store a while back and they told me not to expect more than a year guarentee on a horizontal surface using the biowash oil-based stain. Just a thought. Good Luck Wood Care Plus

No the paint was almost all off...just some on the spindles and near some knots. I used Wolmans fence/deck brightner and just powerwashed the rest off. thx Wood Care Plus

Hi Rick, I have no experence with Wolmans Extreme yet..But I was speaking to someone who uses it 70% of the time and wolmans F&P 30%. It was a great hit last couple of years. He also uses it in his deckhand..I'm not sure of his results with that. Good Luck Wood Care Plus
